You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for a new construction; and B. Single-Family Design Review No. SFADR No. 18-02; and Protected Tree Encroach-ment Permit No. TRE 18-15 Project Description: A new two-story 5,890 square foot single family house is proposed on the lot. The existing house and garage will be demolished. One protected American Sweet-gum tree is expected to have minimal to moderate impact due to new landscaping and footings for a new wrought iron fence that is proposed under the tree canopy. Lot Size: 14,299 square feet Existing Building Size (excluding the garage): 3,256 square feet New Building Size (excluding the garage): 5,890 square feet Basement Size: 1,660 square feet Floor Area Ratio Proposed: 6,217 square feet and 43% Floor Area Ratio Allowed: 6,219 square feet and 44% Comment Period: Monday, July 2, 2018 to Monday, July 16, 2018 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to July 16, 2018. . Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
