HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for one single-family residence; and B. Single-Family Design Review No. SFADR No. 17-41, Protected Tree Encroachment Permit No. TRE 17-37, Removal of A Protected Healthy Tree Permit No. TRH 17-11, and Removal of A Diseased Tree Permit No. TRD 18-10 Project Description: A new 4,197 square foot, one-story, contemporary Mediterranean style residence, with a 3,173 square foot basement, and an attached three-car garage totaling 664 square feet. One fern pine in the front yard and one Chinese elm in the rear yard will be removed due to root structural damages; and one coast live oak will be encroached upon by the new home.

Existing Building Size (excluding the garage): 1,047 square feet
New Building Size (excluding the garage): 4,197 square feet
Floor Area Ratio Proposed: 4,197 square feet and 25%
Floor Area Ratio Allowed: 7,080 square feet and 42%
Comment Period: Friday, March 23, 2018 to Monday, April 2, 2018 by 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to April 2, 2018 . Under this
process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application
and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the
approval/denial letter. City Hall will be closed on Friday, March 30, 2018.
