HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for a new single-family residence. B. Single-Family Design Review No. SFADR No. 14-136 and Protected Tree Encroachment Application No. TRE 17-28 Project Description: The applicant is proposing a new 2,856 square foot, two-story, Spanish-style residence with an attached 466 square foot, two-car garage. The house will encroach into the canopy of one protected tree located along the easterly property line. Lot Size: 6,950 square-feet Existing Building Size (excluding the garage): 1,107 square feet New Building Size (excluding the garage): 2,856 square feet Floor Area Ratio Proposed: 2,872 square feet (41%) Floor Area Ratio Allowed: 3,127 square feet (45%) Comment Period: December 14, 2017 to December 28, 2017 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to December 28, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday, December 22, 2017 and Monday, December 25, 2017 in observance of Christmas Day.
