HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for new construction of one single family residence; and B. Single-Family Architectural Design Review No. SFADR No. 18-03 and Protected Tree Encroachment Permit No. TRE 18-09 Project Description: A new 8,214 square foot, one-story, French Country style residence, with an attached, 682 square foot, three-car garage, and 778 square feet of covered patios and porches on an existing flag lot. A 1,014 square foot detached accessory structure is proposed in the rear of the lot. The proposed improvements residence will encroach into the protected zone of twelve (12) protected trees. Lot Size: 35,178.77 sq. ft. (without the pole portion) Existing Building Size (excluding the garage): 2,193 sq. ft. New Building Size (excluding the garage): 8,214 sq. ft. Floor Area Ratio Proposed: 9,260 sq. ft. and 26.3 % Floor Area Ratio Allowed: 12,850 sq. ft. and 36.5% Comment Period: March 23, 2018 to April 6, 2018 by 4:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to April 6, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
