HomeMy WebLinkAboutNotice of Pending Decision - RevisedNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for the construction of a new single-family residence. B. Single-Family Design Review No. SFADR No. 16-42 and Protected Tree Encroachment No. TRE 17-09 Project Description: The applicant is proposing a new 6,416 square-foot, two-story, Contemporary-style residence with an attached three-car garage and a detached 300 square foot cabana at the rear of the property. The proposed project will encroach into the dripline of three protected trees.
Lot Size: 16,755 square feet
Existing Building Size (excluding the garage): 2,039 square feet
New Building Size (excluding the garage): 6,416 square feet
Floor Area Ratio Proposed: 6,716 square feet (38.6%)
Floor Area Ratio Allowed: 7,026 square feet (42%)
Comment Period: August 10, 2017 to August 24, 2017 by 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to August 24, 2017. Under
this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application
and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the
approval/denial letter. City Hall will be closed on Friday, August 18, 2017.
