HomeMy WebLinkAbout(Amend) Notice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architec-tural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for the construction of a new single-family residence. B. Amendment to Single-Family Design Review No. SFADR No. 16-60 and Protected Tree En-croachment No. TRE 17-11. Project Description: The Applicant has amended their project and has reduced the two-story, Prairie-style residence from 3,495 square feet to 3,374 square feet. The revised design includes greater set-backs with deeper wall articulation on the second floor. The applicant has also revised the windows along the westerly side of the second floor by eliminating one window and reducing the size of two other windows in order to minimize privacy concerns. Lot Size: 7,800 square feet Existing Building Size (excluding the garage): 1,329 square feet New Building Size (excluding the garage): 3,374 square feet Floor Area Ratio Proposed: 3,374 square feet (43%) Floor Area Ratio Allowed: 3,495 square feet and (44.8%) Comment Period: May 24, 2017 to June 7, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to June 7, 2017 by 5:30 PM. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
