proposing to build a new single-family residence that is subject to the City’s Single Family Architectural
Design Review process. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Section 15303 and 15305 from the California Environmental Quality
Act (CEQA) for new construction of a single-family dwelling and minor alterations to land use
limitations.
B. Single-Family Design Review No. SFADR No. 16-47 and Minor Administrative Modification No.
AM 17-04
Project Description: The applicant proposes to demolish an existing one-story, single-family
dwelling and construct a new one-story, 5,088 square-foot, French country style single-family
dwelling with a total of three attached covered garage spaces. The applicant also requests a Minor
Administrative Modification to allow a circular driveway on a 92 foot-wide lot, when a minimum lot
width of 100 feet is required.
Lot Size: 19,004 square feet
Existing Building Size (excluding the garage): 1,178 square feet
New Building Size (excluding the garage): 5,088 square feet
Floor Area Ratio Proposed: 5,088 sf or 0.27
Floor Area Ratio Allowed: 8,313 sf, 0.43
Comment Period: March 17, 2017 to March 27, 2017 at 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to (March 27, 2017). Under
this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application
and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the
approval/denial letter. City Hall will be closed on March 17, 2017..
