NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject
property is requesting for a modification to their project. You have the opportunity to comment on
the project prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality
Act (CEQA) for the new construction of small structures.
B. Single-Family Design Review No. SFADR 16-22
Project Description: A new 4,073 square foot, two-story, Tuscan-style house with a 631
square-foot, attached, three-car garage.
Lot Size: 9,562 sf
Building Size (excluding the garage): Existing - 2,549 sf; Proposed - 4,073 sf
Maximum Floor Area Ratio Allowed: 4,303 sf
Comment Period:
February 23, 2017 to March 9, 2017 at 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to
March 10, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit
written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten
(10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/
noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on March 3,
2017.
