Longden AvenueNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling B. Single-Family Design Review No. SFADR No. 17-05, Healthy Tree Removal Application No. TRH 17-01, Protected Tree Encroachment Application No. TRE 17-24, and Diseased/Hazardous Tree Removal Application No. TRD 17-39 Project Description: The applicant is proposing a new 5,466 square foot, two-story, contemporary-style residence with an attached three-car garage and a detached cabana located at the rear of the property. The applicant is also proposing to remove one dead Walnut tree, one Oak tree, and three protected trees throughout the property and replace them with 5 healthy new trees. Also, the project will encroach into the canopy of the two protected tree located at the rear of the property. Lot Size: 16,228 square feet Existing Building Size (excluding the garage): 1,509 square feet New Building Size (excluding the garage and cabana): 5,466 square feet Floor Area Ratio Proposed: 5,690 square feet (35%) Floor Area Ratio Allowed: 6,868 square feet (42.3%) Comment Period: December 20, 2017 to January 4, 2018 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to January 4, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday, December 22, 2017, Monday, December 25, 2017 in observance of Christmas Day, and Monday, January 1, 2018 in observance of New Year’s Day.
