HomeMy WebLinkAboutSFADR 15-107_NOPDNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner is proposing to amend the previously design approved on June 15, 2016, for a new sin- gle-family residence. You have the opportunity to comment on the proposed amend- ment prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) to retain an existing basement; and B. Amendment to Single-Family Design Review No. SFADR No. 15-107 Project Description: To amend the previously approved Single-Family Architectural Design Review No. SFADR 15-07 to include and retain the existing 586 square foot basement (habitable space) with the new 4,615 square foot, two-story, Spanish style, single-family residence. Lot Size: 9,468.75 Approved New Building Size (excluding the garage): 4,615 sq. ft. Existing Basement Size: 586 sq. ft. New Lot Coverage: 34.9% Comment Period: February 24, 2017 to March 10, 2017 by 4:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to March 10, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten (10) days following the date of the decision with the required applica- tion and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
