A Categorical Exemption from CEQA Pursuant to Section 15332 of the CEQA Guidelines pertaining to infill-development projects; and B. Architectural Design Review No. ADR 18-03 Project Description: A request to approve the architectural design for a new four-story 31,160 square foot commercial development that will be located on a vacant site located at 288 N. Santa Anita Avenue. The proposed development will consist of 7,160 square feet of ground floor retail and/or restaurant space, two (2) levels of parking above the ground floor commercial space with 146 parking spaces, and 24,000 square feet of medical/general office space on the fourth floor. The Director is deferring this application to the Planning Commission for consideration since it will be the first commercial building to have a parking structure located above the ground floor and along a major commercial corridor.
