Woodruff Ave El Capitan Ave NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a one-story addition and a new two-story addition to an existing single-story single family dwelling that is subject to the City ’s Single Family Architectural Design Review process, which will require approval of an Administrative Modification. You have the op-portunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 and 15305 from the California Environmental Quality Act (CEQA) for an addition to an existing structure and minor alteration in land use limitations; and B. Single-Family Design Review No. SFADR No. 18-27 and Major Administrative Modifica-tion No. Major AM 18-17 Project Description: A 615 square foot single-story addition and a new 1,168 square foot two -story addition to an existing 1,507 square foot single-story single family dwelling, which includes 94 square feet of high ceiling area, and requires a modification to allow a side yard setback of seven feet in lieu of the required 8’-4” along the northerly side property line.
