SUBJECT: RESOLUTON NO. 7253 APPROVING FINAL MAP NO. 73061 TO
SUBDIVIDE THE AIR SPACE OF AN 18,560 SQUARE FOOT PARCEL
AND ACCEPTING A TWO-FOOT DEDICATION AROUND THE
PROPOSED DRIVEWAY APPROACH FOR SIDEWALK PURPOSES
FOR A TEN-UNIT MULTI-FAMILY RESIDENTIAL CONDOMINIUM
DEVELOPMENT AT 1222 TEMPLE CITY BOULEVARD
Recommendation: Adopt
SUMMARY
Tentative tract maps and final maps are required for all subdivisions that result in five or
more parcels or condominium units. In accordance with Arcadia Development Code
Section 9105.05.050, the City Council shall approve a final map if it conforms to all the
requirements of the subdivision regulations of the Development Code and the State
Subdivision Map Act. Final Map No. 73061 has met all applicable criteria and a required
dedication for sidewalk purposes is offered on the Map. It is recommended that the City
Council adopt Resolution No. 7253 to accept the dedication and approve Final Map No.
73061 – refer to Attachment No. 1.
BACKGROUND
On February 26, 2019, the Planning Commission approved Tentative Tract Map No. 18-
05 (73061) to subdivide the airspace for a 10-unit, multi-family residential condominium
development located at 1222 Temple City Boulevard and offer a two-foot wide
dedication around the proposed driveway to the City for sidewalk purposes, attached as
Exhibit “A” to Resolution No. 7253. Per Development Code Section 9105.03.110,
tentative maps are valid for 24 months after the effective date. The tentative map for this
project will expire on March 9, 2021. The development is currently under construction.
DISCUSSION
The developer has submitted the Tract Map with the dedication to the City for approval.
Tentative tract maps and final tract maps are required for all subdivisions that modify

five or more parcels or lots. In accordance with Arcadia Development Code Section
9105.05.050(C), the City Council shall approve a tract map with a dedication if it
conforms to all the requirements of the subdivision regulations of the Development
Code and the State’s Subdivision Map Act. Since this Tract Map includes an offer of
dedication, the City Council must either accept or reject the offer before the Tract Map
can be approved. In this case, the dedication is provided for sidewalk purposes, and
measures approximately 51 square feet in area.
The map has been reviewed by the Los Angeles County Department of Public Works,
and the appropriate City Departm ents – refer to Attachment No. 2. The map has been
found to be in substantial compliance with the tentative map as conditionall y approved
by the Planning Commission, and is in compliance with the subdivision regulations of
the City’s Development Code and the State Subdivision Map Act.
ENVIRONMENTAL ANALYSIS
Final Map No. 73061 is categorically exempt from environmental review under the
California Environmental Quality Act (“CEQA”), pursuant to Section 15332 of the CEQA
Guidelines as an infill development project. The Planning Commission affirmed this
finding and conditionally approved Tentative Tract Map No. 18-05 (73061) at its regular
meeting on February 26, 2019.
FISCAL IMPACT
There will be no fiscal impact incurred by the City because of this action.
RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 7253 with a categorical
exemption under the California Environmental Quality Act (“CEQA”) approving Final
Map No. 73061 to subdivide the air space of an 18,560 square foot parcel and
accepting a two-foot dedication around the proposed driveway approach for sidewalk
purposes for a ten-unit multi-family residential condominium development at 1222
Temple City Boulevard.
