HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling; and B. Amendment to Single-Family Design Review No. SFADR No. 18-20 and Protected Tree Encroachment No. 18-28 Project Description: The applicant is requesting to amend the architectural style of a recently approved project from a Mediterranean-style to a French-style for a new 6,322 square foot, two-story house with an attached 743 square foot, three-car garage. The amendment includes changes to the exterior colors and materials of the residence. A tree encroachment permit was also approved with this project for the encroachment of a new pool and spa into the canopy of a few protected trees along the rear of the site. Lot Size: 16,000 square feet Existing Building Size (excluding the garage): 2,670 square feet New Building Size (excluding the garage): 6,322 square feet Floor Area Ratio Proposed: 6,568 square feet (41%) Floor Area Ratio Allowed: 6,800 square feet (42%) Comment Period: June 18, 2019 to July 2, 2019 at 5:30 PM Notice of Pending Decision—Amendment to SFADR No. 18-20 and TRE No. 18-28 Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planni ng Services prior to July 2, 2019. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days followin g the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
