Don,
This Memo is regarding the remodeling of 100 Orange Grove Ave.A few background remarks are necessary. This house
was built in the late forties or early fifties. It was designed in a very unique and different architectural style uncommon for
the time. It is a large house with an unusual floor plan consisting of a main section with other sections or wings of the
house.These areas were covered with a very low pitched roof which did not extend to the perimeters of the house.Where
the pitched area ended, there were extensions added which constituted wide overhangs around the perimeters which
were designed as basically flat areas.
Earlier this year the owner wished to completely remodel the interior of the house and did receive permits to do so
according to the owner. Later he contacted the ARB to re-roof the pitched portions of the house. The ARB did approve the
re-roof of the pitched areaswith a light weight concrete tile. He indicated to,the ARB that the flat overhangs were still
functional and would not need to be replaced. However, on further information which came to the attention of the ARB, as
submitted by the owner, it was determined that the overhangs were not functional and in a state of disrepair which would
require replacement-basically replacing the existing roofing.
Upon extensive review by the ARB Chairman it has been decided that due to the unusual architecture of the house there
would not be any reasonable way to alter the roof plan including the overhangs.Also, the owner is not making any
changes to already existing roof overhangs and is only requesting to repair what is already there.
In light of the unusual circumstances regarding this unique case, the ARB has decided to approve the owners request for
both the pitched roof and flat overhangs of the roof.

Please accept this email as the ARB approval for the re-roof of the pitched areas and the replacement roofing repairs for
the overhang areas as shown by the attached roof plan. The owner also wishes to re-surface the wall leading to the front
entry with decorative stone, which the ARB also approves.
