Approximately .38 miles south of Duarte Road, on the west side of the street.
•P3a. Description:
The house appears to have been built to be a modest, one-story, single-family Minimalist style house that originally had
approximately 1,200 square feet, but it has been substantially altered since its construction.
It appears that when the house was built, it was designed with square mass and a pyramidal roof. What is now the entrance
to the house, within a recessed porch area to south of the main block, is where the original attached garage was converted to
living space. At the rear of the house, a bedroom was added in 1960. The conversion of the original garage to living space, the
construction of an unattached garage to the rear (west) of the house, the application of new siding and decorative brick veneer,
and construction of a red brick chimney on the north elevation were all performed in 1976-1978. The unattached garage that
was constructed in 1976 was destroyed by fire in 1985, and a replacement garage was rebuilt that same year, The rear
elevation was altered in 1986 with the addition of a guest room and bath. The original fenestration has been removed and
replaced with modern composite units, and the roof is now clad with red barrel tiles.

The City of Arcadia (City) is situated on lands that once were part of the Mission San Gabriel ArcSngel lands in 1771, and were granted to
Hugo Reid and his wife Victoria Bartolomea in 1845, who established Rancho Santa Anita. After the great drought in California in the 1860s,
many ranchos, including Rancho Santa Anita, were sold to pay debts incurred from overextending their cattle raising operations. Elias Jackson
"Lucky" Baldwin bought 8,000 acres of the old rancho lands in 1875. Baldwin established a country estate and lived in a large house with his
fourth wife and their children. He assisted in getting the Atchison Topeka Santa Fe (ATSF) Railroad Company to run their San Gabriel Valley
line to the small town of Arcadia that had been established on Baldwin's lands. The City was established in 1903, with Baldwin as its first
mayor.
The City retained much of its rural origins of small scale farming and chicken ranches up to the late 1930s, when the area became more
accessible by the Pacific Electric Railway and automobile roadways, for people working in downtown Los Angeles. Tracts of land began to be
developed for middle-income families, with the construction of small (-1,000 square feet) single-family residences, set on generous sized lots
from 7,000 to 24,000 square feet. The residential properties developed in the small village of Arcadia were occupied by blue and white collar
workers associated with the railroads and other venues associated with a small suburban community with agricultural ties.

According to records from the Los Angeles County Assessor the house at 1201 Mayflower Avenue was constructed in 1948,
when the area east of the center of Arcadia was comprised primarily of small -sized, family-owned agricultural properties. Aerial
photographs of 1948 show that properties with small chicken farms and farmettes are scattered amongst those with small citrus
and fruit orchards.
The first owner of the house was C. Voss. Mr. and Mrs. Frank Prokop owned the house in the 1960s.
Pursuant to Criterion A of the National Register of Historic Places (National Register), and Criterion 1 of the California Register
of Historical Resources (California Register), the property at 1201 Mayflower Avenue does not appear to be associated with
events that have made a significant contribution to the broad patterns of history in Arcadia, Los Angeles County, or California.
Pursuant to Criterion B of the National Register, and Criterion 2 of the California Register, the property at 1201 Mayflower
Avenue does not appear to be associated with the lives of persons significant in the history of Arcadia, Los Angeles County, or
California.
Pursuant to Criterion C of the National Register, and Criterion 3 of the California Register, the property at 1201 Mayflower
Avenue does not appear eligible for listing as a historical resource. The house has substantially altered by the enlargements in
1960,1976-1978, and 1986, and the dwelling is not a good example of a Post -World War II Minimalist house. The alterations
and remodeling projects were not done with any attempt to expand or enhance the original design of the house. The current
house does not present any predominant architectural style, and it has lost the integrity aspects of design, materials,
workmanship, association, and feeling.
Pursuant to Criterion D of the National Register, and Criterion 4 of the California Register, the property at 1201 Mayflower
Avenue does not appear to possess the potential to yield information important to the history of Arcadia or the San Gabriel
Rear (west) elevation of the house.
