You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. A. Categorical Exemption per Sections 15301(e)(1) and 15305 from the California Environmental Quality Act (CEQA) for an addition to an existing structure and minor adjustments to the setback. B. Single-Story Architectural Design Review No. SSADR 19-11 and Administrative Major Modification No. Major AM 19-21 Project Description: The Applicant is requesting to convert an existing two-car garage that is attached to the residence into livable space and construct a new 650 square foot, 3-car garage with storage space. A Modification is required because the Applicant is requesting to maintain the existing non-conforming front yard setback of 34’-10”, where as 35’-8’ is required and maintain the existing street side yard setback of 13’-3”, whereas 20’-0” is required for a corner lot. Lot Size: 9,380 square feet Existing Building Size (excluding the garage): 960 square feet Floor Area Ratio Proposed: 1,529 square feet (16%) Floor Area Ratio Allowed: 4,502 square feet (45% plus a 3% bonus for a single-story residence) Lot Coverage Proposed: 2,416 square feet (26%) Lot Coverage Allowed: 4,221 square feet (45%) Project Location: 201 E.
