Explanation: The building base visually anchors by being more massive.
The proposed height respects neighboring properties.

Explanation: The height and landscaping is compatible in the neighborhood.

Explanation: The front facing garage has adequate setback from the front façade.
The garage door is to be painted Sorrel Felt. The curb cut of the driveway
is narrower than the width of the driveway providing more landscaping.

Explanation: This prairie style house has clear and distinctive features of the style.
All details (windows, doors, sills) are consistent with the style on all 4 elevations.

The proposed project is consistent with the Height, Bulk, and Scale Guidelines.
Explanation: Proposed first and second story eves blend with the immediate
neighboring properties. Second floor massing is scaled much smaller than the
first floor.
The proposed project is consistent with the Roofline Guidelines.
Explanation: The roof pitch is consistent throughout. Similar roof forms are
found in the neighborhood.
The proposed project is consistent with the Entries Guidelines.
Explanation: The height of the entry is compatible with the neighborhood.
The design of the door is harmonious with the chosen style and is to be painted
an accent color – Peacock Plume.
The proposed project is consistent with the Windows and Doors Guidelines.
Explanation: A defining feature of this proposal is the high quality clad wood
windows compatible with the architectural style.
The proposed project is consistent with the Articulation Guidelines.
Explanation: Building articulation is adequate.
The proposed project is consistent with the Facade Details Guidelines.
Explanation: The façade treatment relevant to the house’s style is carried
throughout the entire house on all facades.

Explanation: With the exception of the accent color on the front door, the earth
colors are consistent with the chosen architectural style and will blend with the
neighborhood.

The proposed project is consistent with the Accessory Lighting Guidelines.
Explanation: Exterior light fixtures are complementary to the style.
The proposed project is consistent with the Fences, Walls, Gates, and Hedges
Guidelines.
Explanation: The block walls are to be covered in a tan stucco. The neighbor’s sides
are to be stucco also only if the adjacent neighbors agree.
The proposed project as shown on the conceptual landscape plan is consistent with
the Impervious Coverage and Landscape Areas Guidelines.
ACTION
Pursuant to City’s Development Code Section 9107.20.050, a Site Plan and Design Review in the
Homeowners Association Areas may be approved only if it is found that the proposed development
is consistent with the City’s adopted Design Guidelines.

There is a ten (10) day appeal period for this application. To file an appeal, a completed
Appeal Application form must be submitted to the City’s Planning Division along with a
$600.00 appeal fee p.m. on_May 11, 2020. You will be notified if an appeal is filed.
Approved designs shall expire in one year May 12, 2021 from the effective date unless
plans are submitted to Building Services for plan-check, a building permit is issued and

the construction is diligently pursued, a certificate of occupancy has been issued, or the
approval is renewed. The final plans must be consistent with the approved design
concept plans and any conditions of approval. Any inconsistency from the approved
design concept plans may preclude the issuance of a building permit.
An extension may be granted by the ARB or designee, or the Review Authority that
approved the project for a maximum period of one (1) year from the initial expiration
date. An extension can only be granted if the required findings can be made. Please
note that acceptance of an extension request does not indicate approval of an
extension.
