A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is propos-ing to build a new two-story single family dwelling that is subject to the City’s Single Family Architectural Design Review process, which will require approval of an Administrative Modification and protected tree applications. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) and 15305 from the California Environmental Quality Act (CEQA) for the construction of one single-family residence and minor alteration in land use limita-tions; and B. Single-Family Design Review No. SFADR No. 18-34, Major Administrative Modification No. Major AM 19-01, Protected Healthy Tree Removal No. TRH 19-01, Protected Diseased Tree Removal No. TRD 19-05, and Protected Tree Encroachment No. TRE 19-08 Project Description: A new 4,356 square foot two-story, Mediterranean-style residence with an attached 645 square foot, three-car garage. The development will require a Major Administrative Modification to reduce the front yard setback to 25 feet in-lieu of the required 52 foot setback, removal of two (2) healthy protected trees located at the front and rear of the property, removal of one (1) diseased protected tree located at the front of the property, and encroachment (with the construction of the driveway) of one protected tree located in the front yard of the adjacent site north of the subject site.
