Signage Contractor shall be responsible for further developing designs for constructibility, structural and performance soundness, and conformance with field conditions. GENERAL NOTES Sign Contractor A Sign Contractor who is able to prove demonstrated capability with a complete project record satisfactory to the client and designer and who is able to prepare shop drawings and samples, and to manufacture, fabricate, assemble and install the work shown in these drawings. Qualifications Submission (to be submitted with bid): Sign Contractor must have a minimum of ten (10) years experience with projects of similar scope Sign Contractor must provide comprehensive list of projects of similar scope Responsibilities The Sign Contractor shall assume responsibility for the quality of materials and workmanship required for the execution of the work shown herein. The Sign Contractor shall guarantee all materials and workmanship for a period of (3) years following the final acceptance of the work. During this period, if defects or faulty materials are found, the Sign Contractor shall proceed immediately upon notification by the owner to remedy the condition at his own expense, together with any damage to surrounding finishes or furnishings which occurred as a result of those defects. Codes The Sign Contractor will be responsible for meeting any and all local, state, and federal code requirements when fabricating and installing signs. Submittals Sign Contractor shall submit shop drawings for fabrication of all signs (hard copy and electronic copy to be submitted). Fabrication pending approval of all submitted drawings. One (1) complete set of scaled layouts of each sign legend is required for every sign (hard copy and electronic copy to be submitted). Scaled layouts to be submitted showing overall sign sizes and cap-heights, project typeface in specified sizes, margin criteria, kerning and leading. Client responsible for verifying and approving all final copy prior to fabrication of each sign. Variations in quantities as determined by the Sign Contractor compared with the message schedule shall be reported to the client and General Contractor prior to submission of bid. The design intent drawings submitted for bid are not fabrication drawings. The Sign Contractor is expected to develop the final design and provide all details necessary to effectively explain, show, and specify the fabrication process, engineering, and the expected performance of the installed product. The Sign Contractor must demonstrate through shop drawings, details, and specifications their complete understanding of the desired final product and the method/process by which they are producing said product. The Sign Contractor is responsible for performing all field measurements prior to submitting shop drawings/layouts/fabrication. Repackaging/copying the design intent supplied drawings with new title blocks and delivering them as submittals will not be accepted. Although art may be supplied electronically for specified items, Sign Contractor must be prepared to create all graphic content from scratch. Where applicable, the Sign Contractor is to include signed engineering calculations by a licensed engineer. Sign Contractor to furnish elevations, sections, details of fabrication and erection, including all materials, shapes, dimensions, finishes, wind load calculations, anchorage, and method of connections for all sign types. Sign Contractor shall provide all materials and parts necessary to complete each sign type, even though such work may not be definitely shown or specified in design intent drawings. The Sign Contractor shall provide all bolts, and anchors, support, braces, connections, and other items necessary for completion of the work. Sample/Prototype Submittals Pending approval of shop drawings the Sign Contractor shall submit to General Contractor for approval, minimum 12” x 12” samples for each finish, color and lettering type required. Sample submittal and approval shall be for color, texture, and graphic image only. Compliance with all other requirements is the exclusive responsibility of the Sign Contractor. Pending approval of the above shop drawings and samples, the Sign Contractor shall submit the following mockups using actual materials as specified. Samples shall be submitted to General Contractor for approval. GRAPHIC APPLICATION Artwork The Sign Contractor shall procure all typography and all necessary artwork for reproduction, except where noted or otherwise specified. Typeface The typeface shall conform with project typeface specified. Alternate typefaces will not be accepted. Letter and word spacing shall be optical but in conformance with the examples shown on the drawings. Complete alphabets, numbers, punctuation and symbols shall be submitted to General Contractor for approval prior to any fabrication. All letters, regardless of material or process, shall be executed in such a manner that all edges and corners of finished letterforms are true and clean. Letterforms with rounded positive and negative corners, edge build- up or bleeding will not be accepted. ADA Unless noted otherwise, all signs, where applicable, shall comply with ADA (American Disabilities Act) requirements in respect to type size, proportion, contrast, tactile lettering and braille usage, and mounting heights. Codes and Regulations The Sign Contractor shall be responsible for adhering to all applicable building codes, regulations, covenants, ordinances and other regulatory requirements that pertain to this project. Walk-Through The Sign Contractor shall arrange a meeting with the Client at the site for the final location and alignment of sign elements and as required prior to installation for items requiring site verification. Installation All signs shall be installed at typical/specific locations as specified in the respective drawings, at mounting heights indicated and by methods shown or specified. Sign Contractor to comply with relevant local union requirements. The Sign Contractor shall furnish information and coordinate with related trades to assure satisfactory completion of the work. In all cases where installation of mounting hardware involves other trades, coordination shall be through the General Contractor. All installers will be of the appropriate unions to assure labor harmony. Exposed surfaces of work shall have a smooth finish, free of blemishes. Where tight fit is required, joints are to be made to a close fit. Work shall be accurately set to established lines and elevations and securely fastened into place. Work shall be executed and finished in accordance with approved drawings, cuts, details, and samples. Visible screw heads and fasteners shall occur only at locations indicated on the drawings and approved submittals. All edges and corners of finished letter forms and graphics are to be true and clean. Permits & Approvals The Sign Contractor shall be responsible for obtaining all required permits, and for review and approval coordination with Government, Township, Local Community Board, DOT, and other agencies. If defined in their scope as a deliverable, the Designer will assist by providing materials for these review sessions. Protection The Sign Contractor shall protect the work and adjacent work and materials from damage during progress of the work until completion. Finished work shall be wrapped with paper, polyethylene film, or stripable waterproof tape for shipment and storage and protection from damage during installation. Adjust and Clean The Sign Contractor shall repair any damage incurred during installation to the satisfaction of the Designer. Signs which cannot be repaired to a new condition must be replaced. All sign surfaces must be clean, free of smudging and fingerprinting. All hardware and electrical equipment are to be adjusted to assure safe and proper operation and installation. All waste and debris shall be discarded. The Sign Contractor shall arrange with the general contractor for the use of waste receptacle. Note: Sign Contractor to provide complete maintenance/ cleaning manual for all sign types at project completion. Sign contractor to identify specific products that comply with maintenance/cleaning specifications. MESSAGE SCHEDULE AND LOCATION PLANS Message Schedule Room Number, Sign Number, Copy, and Quantity and any pertinent remarks are listed in the message schedule. It is the responsibility of the Sign Contractor to identify any differences in quantity between these documents and obtain confirmation from client and General Contractor. Copy and Graphics The sign schedule shall indicate only the copy for each sign. Format for all copy shall be as specified on the drawing sheet for each sign. Location Plans Each sign shall be located typically as indicated on the sign drawing sheet. Conditions that may exist which prevent location of signage as specified shall be brought to the client, General Contractor, and Architect’s attention prior to installation. PRICING Bid Breakdown The Sign Contractor shall provide unit prices for each sign type and extended costs for the total quantity of each sign type. Please use the provided Pricing Schedule for final bid submission. The cost of installation shall be a separate lump sum for the phased project schedules outlined in the Request for Proposal. Any tax required must be included. Unit Price Guarantee The Sign Contractor shall provide unit price guarantees for the duration of the project. The Sign Contractor shall guarantee bid prices for 90 days. The Sign Contractor shall also provide a unit price schedule to the owner that will be guaranteed for a period of (1) year after completion of the job. Installation charges should be included as a separate item in the schedule. FABRICATIONS AND MANUFACTURE Verification The Sign Contractor shall verify and be responsible for all dimensions and conditions shown on these drawings. Written dimensions shall take precedence over scaled dimensions. Designer shall be notified of any discrepancies in the drawings and/or graphic schedule, in field dimensions or conditions, and/or changes required in construction details. Fabricator shall stake sign locations for client approval prior to installation. Delivery and Installation: The Sign Contractor shall be committed to deliver and install signs in a timely manner, according to project requirements. EXECUTION Inspection The Sign Contractor shall inspect condition of locations and surfaces where signs are to be installed. The Sign Contractor shall not proceed with installation until defects or errors which would result in poor installation have been corrected. Design Intent The drawings were issued to show design intent, not actual fabrication. The Sign Contractor will submit fully detailed shop drawings for stamped approvals by Designer prior to fabrication. It is the responsibility of the Sign Contractor to bring any discrepancies in these drawings to the attention of the Designer prior to fabrication. KECK HUNTINGTON 125 W.
