Garfield Ave. #338 Alhambra, CA 91801 SUBJECT: Planning Commission Administrative Modification No. PC AM 20-01 PROJECT ADDRESS: Arcadia Hub Shopping Center – 1201 to 1325 S. Baldwin Ave. & 733, 745 & 815 W. Naomi Ave. Dear Mr. Chen: At its December 8, 2020 meeting, the Planning Commission voted 5-0, to approve Planning Commission Administrative Modification No. PC AM 20-01 for an Updated Parking Plan for the Arcadia Hub Shopping Center (“Center”) located at 1201 to 1325 S. Baldwin Avenue, and 733, 745 and 815 W. Naomi Avenue, subject to the conditions listed in the enclosed Resolution No. 2067, which was adopted at the December 8, 2020 Planning Commission meeting. There is a ten (10) day appeal period for this application. To file an appeal, a completed Appeal Application form must be submitted to the Community Development Division along with a $600.00 appeal fee by 5:30 p.m. on Monday, December 21, 2020. You will be notified if an appeal is filed. This approval shall expire in five (5) years until December 31, 2025 or until the 147 parking spaces have been used, whichever comes first. Implementation of the administrative process for determining parking requirements for new tenants in the Center shall be consistent with the step-by-step process in the Updated Parking Plan, and the conditions of approval. Approval of Planning Commission Administrative Modification No. PC AM 20-01 shall not go into effect unless the property owner and applicant have executed and filed the enclosed Acceptance Form to indicate awareness and acceptance of these conditions of approval. The Acceptance form is due now and if it is not received by January 11, 2021, or if the project is appealed, this approval will become null and void.
