Description: The house at 370 West Longden Avenue was constructed in 1941 as a single family residence on a very large lot of over 25,000 square feet. Due to the extensive alterations made to the house in 1968-1970, the massing of the house was so altered as to make the determination of the original size or architectural style of the house impossible. Based upon a review of houses on West Longden that still appear to have been constructed in the early 1940s, the subject house may have been an approximately 1,500 square foot, one-story, rectangular massed building, designed in the Minimalist style of architecture. The house now has 2,503 square feet of living space. A rectangular ell was constructed on the south elevation, and this addition contains two bedrooms and a bathroom. Also at this time, the west wall of the kitchen area was pushed out so as to increase the interior space. The front facade was altered with the application brick veneer across the exterior walls, and the entrance to the attached garage was re -located to the south elevation (rear) of the building. An enclosed "All Seasons" room was added onto the south elevation in 1986. The house was constructed on a poured concrete foundation, and appears to have always had a low -pitch hip roof system. Significance: None Theme: None Area: City of Arcadia Period of Significance: None Property Type: Residence Applicable Criteria: NR/CR The City of Arcadia (City) is situated on lands that once were part of the Mission San Gabriel Arc3ngel lands in 1771, and were granted to Hugo Reid and his wife Victoria Bartolomea in 1845, who established Rancho Santa Anita. After the great drought in California in the 1860s, many ranchos, including Rancho Santa Anita, were sold to pay debts incurred from overextending their cattle raising operations. Elias Jackson "Lucky" Baldwin bought 8,000 acres of the old rancho lands in 1875. Baldwin established a country estate and lived in a large house with his fourth wife and their children. He assisted in getting the Atchison Topeka Santa Fe (ATSF) Railroad Company to run their San Gabriel Valley line to the small town of Arcadia that had been established on Baldwin's lands. The City was established in 1903, with Baldwin as its first mayor. The City retained much of its rural origins of small scale farming and chicken ranches up to the late 1930s, when the area became more accessible by the Pacific Electric Railway and automobile roadways, for people working in downtown Los Angeles. Tracts of land began to be developed for middle-income families, with the construction of small (^1,000 square feet) single-family residences, set on generous sized lots from 7,000 to 24,000 square feet. The residential properties developed in the small village of Arcadia were occupied by blue and white collar workers associated with the railroads and other venues associated with a small suburban community with agricultural ties. Statement of Significance. continued According to records from the Los Angeles County Assessor the house at 370 West Longden Avenue was constructed in 1941, in Tract Number 11491. The tract had originally been part of E. J. (Lucky) Baldwin's Santa Anita Colony land. In the 1930s, after the death of Lucky Baldwin's daughters, the areas east and south of the center of Arcadia began to be developed into small tracts with lots for the construction of single family houses. Building permits from the City of Arcadia provide the information that in 1941, Charles Henry (C.H.) Meler filed a permit for the construction of a single-family residence at 370 West Longden Avenue. C.H. and his wife, Erma Lee (Lamb) Meler, hired H.N. Berger to build the house for $5,000. At the time that the residence was being constructed, C.H. worked for the B.F. Goodrich Tire Company at their factory at 5400 East Olympic Avenue in Los Angeles. Mrs. Meler was employed as a school teacher, and they had one son, Martin M. Meler. Robert V. Lauderdale purchased the house in the 1960s, and in 1968, he increased the size of the house by adding a new wing that contained two bedrooms and a bathroom. The kitchen was also enlarged at that time, and the entrance to the garage was moved around to the rear of the building. Pursuant to Criterion A of the National Register of Historic Places (National Register), Criterion 1 of the California Register of Historical Resources (California Register), and Criterion 1 of the City of Arcadia's Designation for Historic Landmark status (per Article IX, Chapter 1, Section 9103.17 of the Zoning Code (Arcadia HD), the property at 370 West Longden Avenue does not appear to be associated with events that have made a significant contribution to the broad patterns of history in Arcadia, Los Angeles County, or California. Pursuant to Criterion B of the National Register, Criterion 2 of the California Register, and Criterion 2 of the Arcadia HD, the property at 370 West Longden Avenue does not appear to be associated with the lives of persons significant in the history of Arcadia, Los Angeles County, or California. Pursuant to Criterion C of the National Register, Criterion 3 of the California Register, and Criterion 3 of the Arcadia HD, the property at 370 West Longden Avenue does not appear eligible for listing as a historical resource. The house reflects an example of Minimalist style of house design that was very popular with tract housing developers before and after World War ll. A Minimalist style house can be as simple or as architecturally sophisticated as a budget will allow. The subject house is an example of the thousands of small, modest, family residences constructed in tracts across the United States. Pursuant to Criterion D of the National Register, Criterion 4 of the California Register, and Criterion 4 of the Arcadia HD, the property at 370 West Longden Avenue does not appear to possess the potential to yield information important to the history of Arcadia or the San Gabriel Valley. The house at 370 West Longden Avenue has lost the aspects of design, workmanship, materials, and association with its historical era. Overall, the subject property does not present an excellent example of 1940s architecture.
