HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling; and B. Single-Family Design Review No. SFADR 21-01, Minor Use Permit No. MUP 21-03, Zoning Clearance No. ZCL-ADU 21-12 and Protected Tree Encroachment Permit No. TRE 21-04 Project Description: The Applicant is proposing a new two -story, Spanish style residence that is approximately 10,492 square feet (allowed up to 14,152 square feet) with a four-car garage on a 43,600 square foot lot. This lot is unique in that it is one of the largest lots in the area, however, the proposed Floor Area Ratio (FAR) of 30% (includes livable space, vaulted ceiling, additional garage space, and Accessory Dwelling Unit) is in line with many of the existing properties in the neighborhood and is less than some of the other properties that are nearby that have an existing FAR that is 40% or higher or other homes that are larger in size. The proposed residence has been set back further from the street than the minimum required and provides greater side yard setbacks on both sides of the house to be sensitive to the neighbors. Mature landscaping is also proposed to help mitigate the appearance and provide privacy to the neighbors. The plans are available on the City’s website at www.ArcadiaCA.gov/noticesanddecisions. The lot will also have a permitted by-right Accessory Dwelling Unit and a tennis court. The proposed project will encroach within the dripline of six (6) protected trees.
