PLEDGE OF ALLEGIANCE
The Planning Commission of the City of Arcadia met in,regular session on Tuesday, September 22,
1998 at 7:15 p;m, in the Council Chambers of the City of Arcadia, at 240 W. Huntington Drive with
Chairman'Paul Kalemkiarian presiding.

MOTION
It was moved by Commissioner Sleeter, seconded by Commissioner Murphy to excuse
Commissioner Bruckner from tonight's meeting. The motion passed by voice vote with none
dissenting.

Staff indicated that the subject property is zoned R-2.
The pubiichearing was opened.
Curtis Hung, JWDA, 369 W. Wistaria, Monterey Park, said they are in agreement with all of the
conditions in the staff report. .
No one else spoke in favor of this item.

Eric Friedman, 200 E, Foothill Blvd., said thathe was in agreement with all of the conditions in the
staff report
No one else spoke in favor of this item.
Chairman Kalemkiarian declared the public hearing closed.
Ms. Butler indicated that these are common modifications for encroaching into the side yard setback.
These modifications are needed due to the narrow width of the lot. The setbacks of the other
properties in the area are inconsistent This is an odd situation because the parkway area is in the
City of Monrovia
Commissioner Sleeter remarked that this is an improvement over the existing situation.
Staff explained that if the applicant tried to comply with the 35' special setback there would be no
visual relief, essentially they would be constructing a box. To build anything with any merit, they
would need the modifications. He, said that generally the special setbacks were placed for future
street widening. He noted that the Engineering Division did not object to this development
Commissioner Murphy,said this is a nice development He commended both staff and the architect
for designing a nice project with a difficult situation,

In response to questions by Commissioner Murphy, Ms, Butler stated that the plans are moving
forward with both hotels in the downtown area, They are currently in plan check and they had minor
corrections. The parcel map will be going to the City Council soon for the Cenificate of
Compliance,

With reg!o the cooperative signs, Ms. BUtler! that staff is still working with the C
Monrovia toward ajoint identification sign. Arcadia does not have as much freeway frontage
two neighboring cities to the east where they have been able to place their commercial uses.
City is looking at meeting with the various hotels/motels in the downtown area to place a COl
advertising sign along the freeway for identification.
