The application includes the following: A. A Categorical Exemption from CEQA Pursuant to Section 15332, Class 32 In -Fill Development of the CEQA Guidelines; and B. Multiple Family Architectural Design Review No. MFADR 21 -02, Tentative Tract No. TTM 21 -03 (83531), PC Administrative Modification No. PC AM 21-04, Protected Healthy Tree Removal Permit No. TRH 21 -01, Removal of Protected Diseased Tree No. TRD 21 -05, and Protected Encroachment Permit No. TRE 21-02 Project Description: A new private gated development of 33, two -story multi-family detached units that will be built over two adjoining lots totaling 2.88 acres. Each unit will have a two -car garage and ingress/egress into the development will be off of Santa Anita Avenue. The proposed project will include a parking modification to provide a different arrangement for the guest parking spaces, the removal of 8 protected trees, 3 of which are Sycamore trees, and to allow the proposed development to encroach within the dripline of the some of the protected trees.
