The Planning Commission of the City of Arcadia met in regular session on Tuesday, January
24. 2006 at 7:00 p.m. in the Arcadia Council Chambers of the City of Arcadia, at 240 W.

Chairman Lucas noted that there is a vacancy on the Planning Commission and asked for
nominations ,for a Chairman Pro Tem.

Consideration of a tentative parcel map for a 3-unit residential condominium
project.
The staff repon was presented.
In response to a question by Commissioner Hsu, Mr. Phil Wray, the City Engineer stated
that if there are no complications when installing the utilities, the effects will be min;m..l
and staff will work with them to minim;',') the impacts.
The public hearing was opened.
Chuck Liu, 55 E Huntington, Acres Group, said they are in agreement with all of the
conditions of the staffrepon.
Mario Blanco, 9961 Workman Ave., Temple City, presented a Power Point presentation in
which he outJined the negative impacts f the project. He said the area is in dire need of a
park and not another residential development. This development will scare away the
existing wildlife that are on the propeIty and in the trees. They will lose large trees due to
this development and these are worth keeping. They are already surrounded by many
apartments. It would be a better idea to conven this propeIty into a park. If this property is
developed, there will be no land left for green space. Wildlife and green space are worth
saving.
Mr. Liu appreciated the comments made by Mr. Blanco. However, this is a small 3-unit
project that will have a negligible effect on the area and the wildlife. Trees and greenery
are always in short supply and he suggested that the city look at it in a more
comprehensive manner and at the bigger picture. This is a small infill project that will be
developed in an already urbanized setting.
Commission Hsu inquired about the trees on the propeIty and Mr. Liu stated that they will
try to keep as many of the trees as possible because these will enhance the project, add
value to the project and the area They will have a landscape architect that will review
these.
No one else spoke in favor or in opposition tothis.item.

the public hearing. The motion passed by voice vote with no one dissenting.

TPM 2005-07 subject to the conditions in the staff report with the additional
condition that a tree preservation plan be submitted to Pl..nn;ng prior to the issuance
of a b1.lilding permit.
