Time: 6:30 PM City Council Chamber Conference Room Re: 500 Campesina Road – Repair and Remodel of existing Single Family Home including conversion of attic to second story office. The meeting was called to order at 6:35 PM ARB Members: Bob Eriksson Ernie Boehr Greg Medeiros- Chair Lou Pappas- via zoom Mindy Huang Philip Chan Neighbors: None present. Received two emails: Keith Farrell – 501 Valido Road John Ford – did not list address Owners: Ronald S and Susanne Wu Plan Presentation: The applicant provided an overview of revisions to the plan including conversion of second story bedroom to an office, use stucco instead of siding, narrow front walkway to 8 feet, preserve existing Ash tree, designate concrete along north property line as optional, use natural grass for front yard, add shrubs to hide 3 foot 9 inch walk around house. Public Comment: Appreciative that remodel plan does not alter view lines of the mountain or creates an overbearing second story encroachment. Landscape plan includes too much hardscape/concrete. Board comments focused on the house exterior and front yard landscaping. Board recommendations included: -Keep proposed siding from the previous submittal. Use of stucco instead of sliding will remove architectural style of the home. -Window girds must be exterior applied. -State clearly on plans that windows are replacement and that existing casing treatment either will remain or be restored. -Although stone color is acceptable, the straight edge of the stone is too modern. Needs to be a more natural shape. The proposed product is not acceptable. -Stone siding should be extended along the Volante Road. Find a natural spot to end it. -Reduce front walkway width to 6 feet. Add stone bands. Use sand finish. -Mailbox stone to match façade stone. -Add note that roof height shall remain the same as existing. -Remove concrete hardscape along the north and east property lines. -Hire a landscape architect and/or designer to prepare front yard plan. Current plan includes too much lawn which would not meet WELO requirements. Shrubs proposed will become small trees. Only one type of shrub is proposed, more variety is needed. -A color rendering which clearly details what has been agreed to would be helpful. The applicant agreed to all of the above except for the landscaping plan recommendations and the color rendering. The Board discussed how best to assure that these changes are adequately shown on the plans and/or made a condition of the approval. Some of the recommendations require some additional research before they can be finalized The Board offered to work with the applicant to finalize the changes. The Board also offered to hold a special meeting on January 6 to take final action. Motion by Ernie Boer second by Bob Erikkson to continue hearing. Approval at continuance will be subject to: 1) Mutual agreement by applicant and ARB and preliminary approval by Philip Chan and/or Mindy Huang of window schedule and specifications including the required exterior grids. 2) Mutual agreement by applicant and ARB and preliminary approval by Philip Chan and/or Mindy Huang of stone veneer product 3) Mutual agreement by applicant and ARB and preliminary approval by Greg Medeiros of siding product 4) Mutual agreement by applicant and ARB and preliminary approval, including clarification of City’s position, of landscape plan by Bob Erikkson.
