The Chairman announoed. that thts wall the till1e set tor rendering a

a zone varianoe on oertain property looated at Santa Anita lLvenue and. Las
Tunas Dr1ve.

ThiS motion i8 made for the following reasons:
V 1. The elimination of psx'oel 3 will reoognize the obJeotions of owners on
Sandra AVfI.aue and will oontinue ~andra as a dead end st!'6et.
2. We. as a Commission. sannot prevent the formation of a bueiness district
in this araa, us the l!ea~ i3 definitely there, and a business d1striot
will be built, either across the street or in Aroadia, depending on
whether 01' not we grant this varianoe.

Aroadia a source of tax revenue Which otherwise will accrue to tbe County.

of thls Oommission that the granting 01' the petition would be detrimental to

Strawn added the following reasons:
1. That the petitioner has more than the required area signed ill favor.
but the l1UDIber of owners o;ppoeed is approximate17 equal to those in favor.
2. That the present Zone 0-1 in that area. is sparsely built ull and

Tentative map of a proposed subdivision at 3anta Anita Avenue and ~a-

prepare un appropriate ordinanoe to regulate the oonstruotion of Sidewalks.

a publle hearing betOre the Regional Planning Commission on Karch 24th re-
!fardlng a pro,posed theater on Baldwin Avenue at Camino neal. It was the
opinien ot the OommlsliIlon that, if a permit were 'ranted, that the follow-
ing eondi tions should apply: .
1. Ample parking space be provided.
2. The building to be oonstruoted as required by Fire Zone No.1.
3. That no territory outside of the present 0-2 zone be included.
