The City Planning Commission met in regular meeting With Chairman
:Pike presiding.
PRESENT: Mr. Anderson, Ingstad, Pike. Pippin, Sb.\1lI. Stoner, Sullivan,
Cornyn, Klomp, Watson and Talley.
ABSDT: None.
In the matter of the proposed annexation of property at the southwest
corner of Baldwin Avenue and Naomi Avenue, Attorney Bone requested modifi-
oation of condition No.2, the ten foot set back on Naomi Avenue, by offer-
ing a dedioation tor street purposes for a 5 foot strip, to allow mOre room
tor a parking lot south of the buildillg. Motion by Mr. Sullivan that the
offer of a 5 foot dedioation be aooepted; other conditions to remain the
same. Said motion was seconded by Mr. Shaw and carried by the folloWing
vote:
AYES: Mr. Anderson, IDgstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None
ABSENT: None.
Peti tion from the Southern California Baptist Convention requestel the
vaoation of the alley adjaoent to lots 68 to 72 inclusive, Traot No. 7820.
on Forest Avenue. Motion by Mr. Ingstad, seoonded by Mr. Anderson and
oarried that the request be reoommended for approval.
Communioations from Riohfield Oil Corporation and Aroadia-Monrovia
Realty requested permission to oonstruot a new aurb and widen the pavement
10 feet along lot a 1 to 7 inolusive, Traot No. 13252, located at the south-
east oorner of Santa Anita Avenue and Duarte Road. Motion by Mr. Shaw that
the request be reoommended tOr approval. subject to the owner dedioating an
additional 10 feet for street purposes. Said motion was seoonded by Mr.
Ingstsd and oarried by the following vote:
AYES: Mr. Anderson, Ingstad' Pike, Pippin, Shaw, !Stoner and Sullivan.
NOES: None.
ABSENT: None.
Robert B. Nunn submitted tentative map of proposed Traot No. 15582,
located on the west side of Santa Anita Avenue between Magna Vista Avenue
and LeRoy ~venue. The Chairman appointed Mr. Ingstad and Mr. Shaw as a
oommittee to inspeot the property and report back.
Mr. J.nd.erson and Mr. Ingstad reported on the request of Grover W.
Humes, 150 ~. Duarte Road, to divide and sell a 50 foot lot from his prop-
erty. It was their opinion that 50 feet was too narrow for the depth, and
would not oonform to the surrounding lots. Motion by Mr. Anderson, seoonded
by Mr. Ingstad. and oarried tllat the request be reoommend~d for denial.
Mr. Anderson and Mr. Ingstad reported on the request of Fred G. Albert,
429 W. Lemon Avenue. to divide and sell a 60 foot lot from his property.
As most of the other lots in Lemon Avenue have been divided, it was their
opinion that the request would harmonize with and improve the neighborhood.
Motion by Mr. Ingstad, seoonded by Mr. Pippin and carried that the request
be reoommended for approval. . .
lames Drown, 1126 S. Tenth Avenue, requested permission to divide and
sell a 50 foot by 300 foot lot from his property. Mr. Anderson and Mr.
Ingstad reported that in their opinion, this would not be in keeping With
the neighborhood. Motion by Mr. Ingstad, seoonded by Mr. Pippin and oarried
that the request be recommended for denial.

'; Mr. Shaw and Mr. Sullivan reported on the request o~ W. L. Orsburn,
402 W. Lemon Avenue to divide and sell a 50 foot lot from his property.
Motion by Mr. Shaw, seoonded by Mr. Sullivan and carried that this would
be oonsistant with the other lots in the vioinity, and the request is
reoommended for approval.
Mr. Shaw and Mr. Sullivan reported on the request of A1:rred Grimble,
1511 s. Tenth Avenue, to divide fnd sell lots on Camino Real, being respeo-
tively, 136.92', 65', 57' and 57f, and on Tenth Avenue 75', 60' and 50'.
As the land is looated near ,the wash and is very sandy and poor, and sur-
rounding lots are small, it was their opinion that suoh a division would
not be inconsistant with the neighborhood. Motion by Mr. Shaw, seoonded
by Mr. Sullivan and carried that the request be reoommended for approval.
The requests of William VI. Mays, 1215 S. Tenth Avenue, and Mrs. Irene
C. Hadley, 340 LeRoy Avenue, to divide lots, was referred to Mr. Anderson
and Mr. Sullivan far investigation.
The request of Melvin F. Klagues, 1515 S. First Avsnue, to divide a
lot was referred to Mr. Shaw and Mr. Ingstad to investigate.
Vsrn It. Huok requested that Ordinanoe No. 735 granting a zone varianoe
for a motel, etc., on Colorado Plaoe, be amended to extend the time of
starting oonstruotion to six months in lieu of three months, and the time
of oompletion to two years three months in lieu of two years as speoified.
Motion by Mr. Shaw that this Oommission reoommend an extension of 30 days
in the time of starting oonstruction. Said motion was seoonded by Mr.
Stoner and carried by the following vote:
AYES: Mr. Anderson, Insstad, Pippin, Shaw and Stoner.
NOES: Mr. Pike and Sull1 van.
ABSENT: None.
Motion by Mr. Pippin, seconded by Mr. Stoner ana carried that the
meeting adjourn.
