The City Planning Commission met in regular meeting with Chairman Pike
presiding.
PRE3ENT: Mr. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner, Sullivan, Cornyn,
Klomp, Watson and Talley.
ABSENT: None.
Motion by Mr. Ingstad, seconded by Mr. Shaw and carried that the minutes
of February 3rd and 17th be approved as written and mailed.
Mr. Shaw and ~~. Ingstad reported on their investigation of proposed
Tract No. 15582, being the extension of La Sierra Drive. The tract lies
within fixed limits, which make the lots deep, and will require considerable
e~ense to clear the concrete floors from the for~r improvement. Motion by
~~. Shaw that the traot be recommended for approval as submitted. Said motion
was seconded by 1~. Pippin and carried by the following vote:
AYES: 1~. Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None.

Mr. Shaw and ~~. Ingstad reported on the request of Melvin Klagues, 1515
S. First Avenue, to divide and sell a lot 54 feet wide. It vres their opinion
that such a division would be out of character with the balance of the neigh-
borhood. Only one other lot in the vicinity has been so divided. 117otion by
~~. Shaw that the request be recommended for denial. Said motion was seconded
by Mr. Pippin and carried by the following vote:
AYES: Mr. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: rIone.
Mr. Anderson and Mr. Sullivan reported on the request of \~. W, Mays to
divide and sell three 50 foot lots at 1215 S. Tenth Avenue. Three houses have
now been oonstructed on this frontage. It was their opinion that under the
circumstances the request was reasonable, provided the lot depth be made 185
feet instead of 150 feet, which would match the lot to the south. Y-otion by
Mr. Sullivan that the request be recommended for approval, subject to the lots
being made 185 feet deep. Said motion was seconded by ~~. Shaw and carried by
the following vote:
AYES: U~. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None.
Mr. Anderson and Mr. Sullivan reported on the request of Mrs. Irene O.
Hadley, 340 LeRoy Ave., to sell a 10 foot strip to the ovmer to the west. This
would leave a lot 65 feet wide. As most of the other lots in the vicinity are
100 feet, and none under 75 feet, it was their 4pinion that such a division
would not be in keeping with other lots in the neighborhood. Motion by Mr.
Sullivan that the request be recommended for denial. Said motion was seconded
by 1~. Pippin and carried by the follOwing vote:
AYES: ~. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None.
Harry Ward requested permission to divide and sell three 60 foot lots on
El If.onte Avenue near Palm Drive. tIre Anderson and Mr. Sullivan peported that in
their opinion 60 feet was too narrow for that vicinity. Motion by Mr. Sullivan
that the request be recommended for denial. Said motion was seconded by ~~.
Shaw and carried by the fOllowing vote:
AYES: Mr. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None.
Req~ests of Oecil D. Collins, 1415 S. Tenth Avenue and J. A. Niemeyer, 1516
LovellAvenue, to divide lots, was referred to Mr. Sullivan and~. Shaw to
investigate.

Communication from Rancho Santa Anita requested the vacation of Eistoria
Road, preparatory to the resubdivision of the area as shmvn on tentative map
of Tract No. 15928, showing lots siding on Michillinda Avenue. The City
Engineer recommended that La Rosa Road and Encanto Drive be extended to MiCh-
illinda Avenue, instead of being dead end. Mr. Hopen recommended the dead end
for the above streets, to eliminate traffic. Motion by Mr. Shaw that this
Commission recommend the vacation of Ristoria Road, and the approval of the
tentative map of Traot No. 15928, subject to the above named streets being
extended into Michillinda Avenue. Said motion was seconded by Mr. Ingstad
and carried by the following vote:
AYES: Mr. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner and Sullivan.
NOES: None.

Communication from Mrs. Martha Panzick, 526 W. Camino Real, requested
permission to rent a second dwelling on the lot, which does not conform to
location requirements. The request was referred to l,:r. Ingstad and !vIr.
Stoner to investigate.
Communication from Howard Scott, 624 E. Longden Avenue, protested the
commerc~l use of a hay barn located at 701 E. Longden, in Zone R-l. Motion
by ~tr. Sullivan, seconded by 1~. Pippin and carried that the matter be referred
to the City Council.
Motion by Mr. SUllivan, seconded by Y.r. Anderson and carried that the
secretary be instructed to protest the layout of Tract No. 15881 on Val Street
in County territory, on the ground that it does not meet the requirements of
the City.
Communication from Santa Ahita, Village Community Association protested any
further business development in the blook bounded by Huntington Drive, Portola
Drive, Cortez Road and Sunset Boulevard, and requested the repeal of Ordinance
No. 477. It was explained that there were no grounds for the repeal of the
ordinance. !Jotion by w~. Pippin, seconded by Mr. Anderson and carried that
the matter be referred to the City Council with the recommendation that the
zone variance stand as is. '

Communication from J. E. Ronstad requested permission to sell lots on
Woodruff Place having frontages of 54.2 feet and 59.99 feet. Several of the
lots having been sold rrior to the adoption of Ordinance No. 742, only iSOlated
lots were effected. Motion by Mr. Anderson, seconded by Mr. Ingstad and
carried that in view of the above facts, the request be recommended for approval.
Resolution No. 1844 of the City Council relating to certain proposed
changes in the new zoning ordinance and map, was read. Motion by Mr. Pippin
that the matter be referred to the Commission as a committee of the whole to
study in executive session and to report later. Said motion was seconded by
1~. Anderson and carried by the following vote:
AYES; Mr. Anderson, Ingstad, Pike, Pippin, Shaw, stoner and Sullivan.
NOZS: None.
Motion by 1~. Pippin, seoonded by 1~. Sullivan and carried that the
meeting adjourn.
