The City Planning Commission met in regular meeting with Chairman
Pike presiding.
PRESE1~: Mr. Anderson, Ingstad, Pike, Pippin, Shaw, Stoner, Cornyn,
Klomp and Talley.
ABSENT: Mr. Sullivan and Watson.
Motion by Mr. Ingstad, seconded by Mr. Anderson and carried that the
minutes of the meeting of April 21st be approved as written and mailed.
Pursuant to notice given, a public hearing was held on the matter of
zoning the area at the southwest c.orner of Baldwin Avenue and Naomi Avenue
annexed by Ordinance No. 759. Attorney Bone represented the petitioners.
No protest was registered. Motion by Mr. Shaw, seconded by Mr. Ingstad
and tarried that this Commission recommend to the City Council that this
area be made a part of Zone C-2.
Motion by Mr. Shaw, seconded by Mr. Ingstad and carried that the
necessary action be taken to establish a twenty foot setback line e.long
the Baldwin Avenue frontage of the above property, and to secure a deed
to the northerly 5 feet for the widening of Naomi Avenue, as agreed by
the owners.
Mr. and M1's. Wm. C. Jahn, 321 Eldorado St., requested permission to
divide a 108.9 foot lot into two lots 50 feet and 59.9 feet. As this area
will be Zone. R-2 in the new zoning ordinance, no action was taken.
John Murfett, 602 Fairview Avenue, requested permission to divide
the lot at 617 Fairview Avenue, now 145.19 feet, into two lots each 72.595
feet. Mr. Anderson reported that numerous lots in that block had been
so divided. Motion by Mr. Shaw, seconded by Mr. Stoner and carried that
as other lots had been divided, and the new lots will be within 2i feet of
the requirements, that the request is recommended for approve.l.
Tentative map of proposed Tract No. 15737, located on Mayflower
Avenue south of El Sur, was considered.. Mr. Scott, owner of the north
half, reported that Mrs. Grace, owner of the south half, had withdrawn
her land fro~ the subdivision. Motion by Mr. Stoner, seconded by
Mr. Shaw and carried that in view of the above action, and since the lots
were below the minimum, and that there was an error in the City boundary
line location on the map, that the tract be recommended for disapproval.

Communication from Dr. Joseph Saylin requested the removal of the
setback line on Foothill Blvd. at Valencia Way. A similar communication
from John Castle and Peggy A. Castle requested the removal of the setback
line at Fifth Avenue. As this area is now zoned C-2, motion by Mr. Ingstad,
seconded by Mr. Anderson and carried that this Commission recommend the
removal of the setback line on Foothill Boulevard from First Avenue to
Fi.fth Avenue.
Communication from S. J. Mosser, 459 W. Las Tunas, requested permission
to construct a guest house on a lot containing less than 15,000 square
feet. The nlatter was referred to Mr. Stoner and Mr. Shaw to investigate
and report.
Communication frOm the Regional Planning Commission submitted Amend-
ment No. l}O to the Master Plan of Highways, eliminating proposed Loma
Alta Drive. Motion by Mr. Shaw, seconded by Mr. Anderson and carried that
this Commission has no objection to the amendment as submitted.
Tentative map of proposed Tract No. 15960, located between Altura
Drive and Michillinda Avenue, was considered. Motion by Mr. Pippin,
seconded by Mr. Anderson and carried that the tentative map and the
additional tentative map be recommended for disapproval for the reason

that they do not comply with reasonably good city planning. Mr. Fox,
owner of a portion of the property, then submitted a sketch outlined
in red as a revised tentative map. This map was taken under consider-
ation.
A resolution prepared by the City Attorney, pertaining to Ordinance
No. 742 was presented and .read. Motion by Mr. Shaw that the above Resol-
ution be adopted. Said motion was seconded by Mr. Pippin and carried by
the fOllowing vote:

The Commission reconsidered the request of Cecil D. Collins, 1415
So. Tenth Avenue, to split a lot. By phone Mrs. Collins has notified the
secretary that they could sell a 70 foot lot leaving 68.75 feet for the
present house. Motion by Mr. Shaw, seconded by Mr. Anderson and carried
that the request to sell a 70 foot lot be recommended for approval.
Communication from the City Clerk requested that budget requirements
for 1949-50 be submitted not later than June 1st. Mr. Ingstad and Mr.
Pippin were appointed as a committee to meet with the Secretary to con-
sider the requirements of the Commission.
Mr. Ingstad and Mr. Shaw were appointed as a committee to consider
requests to split lots until May 19th.
It was announced that the Southern California Planning Congress
would meet io'Arcadia on June 9th. Mr. Ingstad was appointed as a committee
to make necessary arrangements. Motion by Mr. Shaw, seconded by Mr. Stoner
and carried that all City officials be invited to attend, and that the
City Council be requested to authorize the expense.
Motion by Mr. Shaw, seconded by Mr. Stoner and carried that the meeting
adjourn.
