The City Planning Commission met in regular meeting with Chairman
Pike presiding.
PRESENT: Mr. Anderson, Ingsted, Pike, Pippin, Shaw, Stoner,
Sullivan, Cornyn, Klomp and Talley
ABSENT: Mr. Watson.
Motion by Mr. Sullivan, seconded by Mr. Ingstad and carried that the
minutes of the meeting of May 5th be approved as wri tten and mailed.
Mr. Shaw and Mr. Stoner reported on the request of Mr. S. J. Mosser,
459 W. Las Tunas Drive, to erect a guest house or rumpus room on his lot
containing less than 15000 square feet. The Committee recommended that
the Planning Commission and the City Attorney take under advisement the
liberalization .of the present ordinances with a view of defining guest
houses and rumpus rooms that would not cOnstitute second dwellings in
R-l areas. The Chairman appointed Mr. Ingstad, Mr. Cornyn and Mr. Talley
as a committee to investigate the above matter. No action was taken on
the request of Mr. Mosser, pending the report of the committee.
Mrs. Katherine Martin requested permission to divide and sell a,
lot of 65! feet at 503 Lemon Avenue. Mr. Shaw and Mr. stoner reported
that numerous lots in that block had been so divided, and recommended
approval. Motion by Mr. Shaw, seconded by Mr. Ingstad and carried that
approval of the request be recommended.
J. M. Moriarty, 1616 S. Baldwin Avenue, requested permission to
divide and sell 72 feet off the east end of his property. Mr. Shaw and
Mr. stoner reported that in their opinion there was no objection to the
72 foot lot. Motion by Mr. Shaw, seconded by Mr. Anderson and carried
that the request be recommended for approval, provided the present build-
ing, which does not comply with City ordinances, is abandoned as a
residence.
Willi8Jll W. Mays, 101 W. Palm Drive, requested permission to divide
and sell two lots at the north end of Woodruff Lane. Mr. Ingstad and Mr.
Stoner were apnointed as a committee to investigate this request and any
others received before June 2nd.
Mrs. Effie D. French, 732 Golden West Avenue, requested permission
to construct a duplex on lot 2L~ adjoining. No action was taken as the
matter is covered by the transitional use clause of the new zoning ordi-
nance. .

Petition from property owners on Leafwood Lane, a private strget,
requested the City to accept it as a public street. Motion by Mr. Shaw,
seconded by Mr. lngstad and carried that the request be recommended for
denial, as the width of the street and the improvements do not meet the
standards for new streets.

Final map of proposed Tract No. 15979, located on Columbia Road, was
presented for approval. Motion by Mr. Shaw, seconded by Mr. Stoner and
carried that final approval be recommended, provided the sewer easements
are lengthened approximately 10 feet, to the satisfaction of the City
Engineer.
Tentative map of Tract No. 16059, in County territory near Longden
and Mayflower, was submitted for recommendation by the Regional Planning
Commission. Motion by Mr. Sullivan, seconded by Mr. Pippin and carried
that the tract be recommended for disapproval because it does not comply
with City standards, and the Regional Planning Commission be urged to
raise the requirements in territory near Arcadia.

Motion by Mr. Shaw, seconded by Mr. Anderson and carried that the
above proposed budget be approved and submitted to the City Council.
The Secretary advised the Commission that Mr. Mays had sold lots
on Tenth Avenue 150 feet deep instead of the 185 feet as reco~ended.
The Secretary was instructed to advise Mr. Mays that these lots must
be made 185 feet deep.
Mr. Pike reported to the Commission on the meeting with the Region-
al Planning Commission on May 11th attended by himself, Mr. Anderson and
the Secretary. Motion by Mr. Sullivan, seconded by Mr. Anderson and
carried that the Commission recommend that the City Council request the
Board of Supervisors to instruct the Regional Planning Commission to
conduct a survey of the area near .I\rcadia with a view of raising the
standards of County subdivisions in this area, particularly as to size
of lots and width of streets.
Mr. Ingstad reported that Mr. Frank M. Stead, Chief of the State
Division of Environmental Sanitation, had accepted an invitation to be
the speaker at the meeting of the Planning Congress on June 9th.
Mr. Pike submitted a letter addressed to the City Council tendering
his resignation as Planning Oommissioner as of June l$th, 194.9.
Motion by Mr. Pippin, seconded by Mr. Sullivan and carried that the
meeting adjourn.
