The City Planning Commission met in regular meeting with Mr. Anderson
presiding as Chairman pro-tem.
PRESENT: Mr. Anderson, Davis, Robertson, Smith, Stoner, Corny~
Klomp, Watson and Talley.
ABSENT: Mr. Pippin
Motion by Mi'. Robertson, seconded by Mr. Davis and carried that the
minutes of the meeting of t~e regular meeting of October 20th and the
special meeting of October 29th be approved as written and mailed~
Pursuant to notice given, a public hearing was held on the application
of Norman O. Lund and J. Errett Wilkinson f'or a zone variance to allow the
construction and use of a single family dwelling on the south 100 feet or
lots 22and 23, Tract No. 12630, located on Holly Avenue south or Walnut
Avenue, in Zone R-O. Letter or protest from Mr. and Mrs. Leroy A. Cramer,
354 Walnut Avenue, was read. Verbal protest was registered by John Bethke,
357 W. Walnut; Mra.C. A. Thomas 355. W. Palmi Verner A. Johnson, 344 W.
Walnut; Harry Shoemaker, 34.9 W. Palmi A. H. Maxwell, 24-5 W. Longden; and
W. E. Roberts, 300 W. Longden. Mrs. Cuccia, 360 W. Walnut, opposed the
petition if' more than one 100 foot lot were involved. Mr. Lund and Mr.
Wilkinson spoke in support of their petition. The matter was taken under
advisement and the Chairman announced that a decision would probably be
given at the next meeting.
Mr. Smith reported on the application of Mrs. Nora Olson, 723 E.
Camino Real. ror permission to divide 66 feet off her lot. stating that
in his opinion there was no reason why the lot could not be divided in
half, making approximately 73 feet. Motion by Mr. Smith, seconded by Mr.
Stoner and carried that the request in its present form be recommended for
denial.
Mr. Robertson reported on the request of the Los Angeles Development
Co. to divide and build on two 60 foot lots on S. Mayflower Avenue. Only
a small portion of these lots is located in the City. Other lots in the
Mayflower Tract are small, and a building on these lots would be an
advantage. Motion by Mr. Robertson, seconded by Mr. Smith and carried that
the request be recommended for approval.
Mr. Smith reported on the request of George Retzer to divide a 73 foot
lot at 1319 S. First Avenue. On account of the location of an irrigation
reservoir, this is all the land available. Motion by Mr. Smith. seconded
by Mr. Robertson and carried that approval be recommended.
The request of K. M. Coke and Harry B. Fox to operate an equipment
rental yard on Las Tunas Dri ve in Zone C-2 was referred to Mr. Robertson to
investigate.
Fred Dailey Associates requested permission to display a prefabricated
three room.gtIest house at 701 8. First Avenue. and remove the Cabanabath.
Motion by Mr. Stoner, seconded by Mr. Davis and carried that the request be
recommended f'or approval, subject to the same restrictions that applied to
the former building.
Request of Hilda M. Gray, 320 S. Second Avenue, to divide two lots on
Third Avenue, in Zone R-2. having 47.3 feet frontage, was rererred to Mr.
Davis to investigate and report.
Request of Wm. F. L. Smith, 1127 S. Santa Anita Avenue, to divide
three 60 foot lots and one 50 foot lot was referred to Mr. Smith to
investigate and report.

Resolution No. 12 recommending the denial of the application of
Joseph T. Scalzo for a zone variance on N. Third Avenue was read. Motion
by Mr. Robertson that Resolution No. 12 be adopted. Said motion was
seconded by Mr. Stoner and carried by the following vote:
AYES: Mr. Anderson,
NOES: None
ABSENT: Mr. Pippin
Davis., Robertson, Smith and Stoner

Resolution No. 13, recommending the opening of Seventh Avenue, was
introduced. As the City Council had taken previous aotion in this matter,
motion was made by Mr. Stoner, seconded by Mr. Robertson and carried that
the Resolution be filed.
Communioation from Mrs. Clark Eley, 836 N. Sunset Boulevard, inquired
as to the attitude of the City in regard to the annexing of territory
)- '" bounded by Baldwin Avenue, Lemon Avenue, Sunset Boulevard and Duar1;e Road.
'-f'::::' After discussion,:motion was made by Mr. Smith, seoonded by Mr. stoner
,,~ and carried that action be deferred until the opinion of the Department
oJ: "" Heads is secured.
Final map of Tract No. 15703, located at the northwest corner of Sixth
Avenue and Longden Avenue was presented for approval. Motion by Mr.
Robertson, seconded by Mr. Stoner and carried that final approval be
recommended, subject to the granting of the five foot drainage easement
shown on the map.
Tentative map of Tract No. 14552. located north of Sierra Madre
Boulevard and west of Santa Anita Avenue was presented for approval.
Motion by Mr. Stoner, seconded by Mr. Davis and carried that tentative
approval be recommended.
Tentative map of Tract No. 14626. located at the southeast corner of
Santa Anita Avenue and Sierra Madre Boulevard, was presented for approval.
Motion by Mr. Robertson, seconded by Mr. Smith and carried that tentative
approval be recommended, provided all lots have 75 feet frontage.
Mr. RObbins, representing Mr. Burkholder, spoke in reference to the
proposed ohanges in the building at the southwest corner of Baldwin Avenue
and Duarte Road. He was informed ,that the matter was now being handled
by the City Attorney and l.1r. Clayton's attorney.
Application of the Roman Catholic Archbishop for a zone variance to
allow the erection of a convent at 330 Huntington Place was set for
hearing on December 1st.
Communication from Aroadia-Monrovia Realty requested that the ~-back
on each side of Christina Street be changed from 25 feet to 20 feet as
required by the deed restrictions. Motion by Mr. Stoner, seconded by
Mr. Smith and carried that a uniform setback of 20 feet be recommended for
approval.
Motion by Mr. Robertson, seconded by Mr. Davis and carried that the
meeting adjourn.
