The City Planning Commission met in regular meeting with Mr. Anderson presiding as chairman pro-tem. PRESENT: Mr. Anderson, Davis, Robertson, Smith, Cornyn, Klomp, Watson and Talley. ABSENT: .'Mr. Knutson. Motion by Mr. Robertson, seoonded by Mr. Smith and carried that the minutes of the meeting of January 5th be approved as written and mailed. Copy of a letter from Dwight Stoner to the City Oouncil, submitting his res1gnat~on as a member of this Commission, ana copy of a letter from the Oity Cldtk aooepting said resignation was read and ordered filed. Motion by Mr. Smith that Mr. J1.nderson be made permanent chairman of the Commission. Said motion was seconded by Mr. Robertson and carried by the following vote: AYES: Mr. Dav1a, Robertson and Smith. NOES: None. ABSEl\lT:'Mr. Knutson. NOT VOTING: Mr. Anderson. Pursuant to notice given, a public hearing was held on the application of Herbert Kalllwoda for a zone variance to allow the operation of an equip- ment rental yard at 82 W. Las Tubas Drive. Letters of protest were read from R. V. Senior and Thomas L. Howell. The applicant was represented by George Zillgitt, attorney. Verbal protest was registered by Hasard Reeee, Alton Hall, Ruben Senior and Ross Himes. The chairman announced that the matter ~ould be taken under advisement, and a decision rendered at a future meeting. Pursuant to notice given, a publio hearing was held on the ~plioation of Louis M. Hetke for a change of zone from Zone a-2 to Zone C-2 on prop- erty located at 652 W. Duarte Road. Communications from Jane Sesser Fisher, Glenn M. Dysart, Minnie A. Cuocia, Georga H. Spragins, Margaret V. Wiltse and Samuel H. Owens were read.- They had no protest, provided ample parking were provided, and an alley dedicated at the rear. No.verbal protest was registered. The Chairmen announoed that the matter would be taken under advisement, and a deoision rendered at a fUture meeting. Pursuant to notioe given, a public hearing was held on the proposed change of zone on property on Forest Avenue, as provided by Resolution No. 18 of this Commission. Roy Hopper inquired whether existing setbaok lines would govern the parking of autos. No protest was registered. Motion by Mr. Robertson that the rezoning be recommended. Said motion was seconded by Mr. Smith and carried by the following vote: AYES: Mr. Ande:rson, Davis, Robertson and Smith. NOES: None. ABSENT: Mr. Knutson. Pursuant to notioe given, a public hearing was held on the applioation of Manuel and Lee Maler for a zone varianoe to allow the operation of a plumbing, heating ana sheet metal businesS at 310 E. Huntington Drive. Wm. F. Prioe, attorney, represented the a]plicant. No protest was registered. The Chairman announced that the matter would be taken under advisement, and a decision rendered at a future meeting. Motion by Mr. Smith, seoonded by Mr. Robertson and oarried, that due to the nature and looation of the lot, the applioation of Otto Martens, 1020 El Sur Avenue, for permission to divide and sell a 60 foot lot be recommend- ed for approval. Communioation frOm H. Niederlerfer regarding the number of houses he might build on his lot on Camino Real east of El Monte Avenue was oonsidered. < . . Motion by Mr. Anderson, seoonded by Mr. Robertson and oarried that if the additional lot is ao~~ired by Mr. Niederwerfer, then the two paroels shall be oonsidered as separate lots. Motion by Mr. Smith, seoonded by Mr. Robertson and oarried that the request of Cora L. Laoey, 1031 S. Seoond Avenue, to divide and sell the south half of her lot, having a frontage of 69.37 ft. be reoommended for approval. Resolution No. 20, reoommending the denial of the petition of Hygiene Produots 00. for a zone variance at 49 N. Third Avenue, was presented and read. Motion by Mr. DaVis that Resolution No. 20 be adopted. Said motion was seoonded by Mr. Smith and carried by the follCl'l'ling vote: AYES: Mr. Anderson, Davis, Robertson and Smith. NOES: None. ABSENT: Mr. Knutson.. Resolution No. 21 reoommending the granting of the p~tition for 8 ohange of zone on the north side of La Porte Street between Santa Anita Avenue and First Avenue, was presented and read. Motion by Mr. Robertson that Resolution No. 21 be adopted. Said motion was seoonded by Mr. Anderson and carried by the follOWing vote: AYES: :ur. Ander son, Davis, Ro bert son and Smith. NOES: None. ABSENT: Mr. Knutson. Motion by Mr. Smith, seoonded by Mr. Davis and carried that the request of the Reoreation Commission for aoquisition of property east of the Santa Anita Sohool, for reoreation purposes, be reoommended for approval. Motion by Mr. Robe:rtson, seoonded by Mr. Davis and carried that final map of Traot No. 14626, looated at the southeast corner of Santa Anita Ave. and Sierra Madre Boulevard, be reoommended for approval. Revised tentative map of Tract No. 16420, located east of Sixth Avenue and north of Longden Avenue, was oonsidered. Motion by Mr. Smith that the map be reoommended for approval, subJeot to two feet "Fu.ture Street" being shown at the northerly ends of the two streets. Said.motion was seoonded by Mr. Robertson and oarried by the following vote: AYES: Mr. Anderson, Robertson and Smith. NOES: Mr, Davis. ABSENT: Mr. Kmltson. Motion by Mr. Robertson that final map of Traot No. 14665, looated on Fourth Avenue between Lo.ngden Avenue and CalDino Real, be reoommended for final approval, subject to the folloWing oondi tions: 1. Property shown in red, .oonstituting an entranoe from Lo.ngden Avenue, being aoquired by the Oity for street purposes and satisfaotory arrangements made for financing its improvement. 2. "Future Streetn shown in green being aoquired by the City fOr street purposes, and satisfactory arrangements made for finanoing its im- provement. 3. Lots 97 and 98 being used as one lot. v/ 4. Building setback line of 10 feet along the west lines of lots 6, 7, 18, 19, 30 and 36. Said motion was aeoonded by Mr. Smith and carried by the following vote: AYES: Mr. Anderson, Davis, Robertson and Smith. NOES: None, ABSENT: Mr. Knutson.
