The City Planning Commission met in regular meeting wi th Chairman Anderson presiding. PRESENT: Mr. Anderson, Knutson, Robertson, Smith, Weickert, Cornyn, Klomp and Talley. ABSID."T: Mr. Davis and Watson. Minutes of the meeting of February 16th were approved as written and mailed. Mr. rtobertson reported on ~~e request of Lona ~. McGregor to divide a lot at 410-412 California Street into two lots, each having 42.5 feet front by 19b feet depth. If divided each lot would have over 8000 square teet, and in Zone R-2, would permit the erection of a duplex. Motion by Mr. Robertson, seconded by Mr. Anderson and carried that the request be denied temporarily, and give,n further consideration in connection with possible changes in the regulations applicable to Zone R-2. The subdivision oommittee reported on their investigation.or map or Tract ~o. 16388, located north of Colorado Boulevard, we~t of the Santa Fe Railway_ The Committee believes that, in general, tentative Tract No. 16388 fundamentally will meet requirements, considering location, surrounding land, conditions, etc., provided two changes are made. Motion by Mr. Smith, &6conded by Mr. Knutson and carried that tentative approval be recommended, subject to the following conditions: 1. All lots shall have 60 feet minimum street frQntage, except the corner lots on Colorado Boulevard which are recommended to have 65 reet frontage, and tne lots on curves to have 60 feet width at a 25 foot building line. 2. Streets shall, as nearly as possible, line up with the streets to the south of Colorado Boulevard. . Request of Vern Vogel co divide a lot at the southwest corner of Holty Avenue and C amino Real was referred to Mr. Smith and Mr. Robertson to in- vestigate and report. Request of Silvio Osti to divide a lot on Santa Anita Avenue south of Longden Avenue was referred to Mr. Weickert and idr. Knutson to investigate and report. Hequest of W. T. Graves to divide and build on a lot at ~ S. Third Avenue was referred to Mr. Smith and Mr. Weickert to investigate and report. Resolution No. 23 recolJllllending the granting of a zone. variance at 82 W. Las Tunas Drive to allow the operation 01' an equipment rental yard, subject to certain conditions, was presented and read. Motion by Mr. Robertson that Resolution No. 23 be adopted. Said motion was seconded by Mr. Smith and carried by the following vote: AYES: Mr. Anderson, Knutson, Robertson, Smith and Weickert. NOES: None ABSEN'L' : Mr. Davis. Resolution No~ 24 recommending the gran~ing or a zone variance at 310 E. Huntington Drive to allow the buslne1ls 01' plumbing, heating and sheet metal, subject to certain conditions, was presented and read. Communication from Louis iIi. Retlte regarding his application for a change of zone was read. Resolution No. 25 reco~nending the denial of an applicatio~ for a change of zone, and the granting of an extension of the uses permitted. under a variance on property at 652 .,i. Duarte Road was presented and read. Motion by Mr. Smith that Resolution No. 25 be adopted. Said motion was seconded by im>. Robertson and carried by the i'ollowing vote: AYES: Mr. Anderso~, Knutson, Robertson, Smith and Weickert. NOES: None ABSE<<r: Mr. Davis. Petition of property owners on Naomi Avenue between Baldwin Avenue and Lovell Avenue for the Commission to institute proceedings for a ohange of zone from Zone R-l to Zone R-J was considered. It was the opinion of the Commission that if the proposed changes are made in the requirements .of ~one R-2, then a change to Zone R-2 would probably serve the purpose better than a change to Zone R-3. The petition, as presented, was denied. Motion by Mr. Robertson, seconded by Mr. Smith and carried that the Seeretary request the Chamb~ of COlllIllerce to appoint a special committee to co-operate with the Oommission in the developing and promoting or Good city planning, and ror tne genaral betterment of the City. The Chairman appointed Mr. ',1eickert, gr. Robertson, Mr. Knutson and Mr. Smith as a co'~ittee to contact the State Highway Department relative to freeways. Mr. Robertson and i~. Anderson were appointed as a committee to review possible zona changes and zone variances. The City Attorney was instructed to prepare an amendment to Section 6, paragraph F of the Zoning Ordinance to allow one duplex or two single-family dwellings on each 75ao square feet in Zone R-2.
