The City Planning Commission met in regular meeting with
Chairman Anderson presiding.
PRESENT: Mr. Anderson, Robertson, Smith, Sorenson, Weickert, Klomp,
Nicklin, Mansur, Ross and Talley.
ABSENT: Mr. Berky.
The minutes of the meeting of March 13th, 1951, were ordered
approved as written and mailed.
Letter from Gerard Knutson submitted his resignation as a
member of this Commission, because of personal business reasons.
The resignation was ordered filed, and the Secretary was instructed
to thank Mr. Knutson for his services on the Commission.
Pursuant to notice given, a public hearing was held on the
application of Rogers A. witt and Theda Witt for a zone variance
to permit a deviation from certain rear yard requirements at 718-720
S. Sunset Boulevard. Mr. Witt explained bis request to Mr. Burr,
property owner adjacent on the East, who was agreeable. No protests
were received. Mr. Mansur verbally recommended the approval of
the request. Motion by Mr. Smith, seconded by Mr. Sorenson and
carried that a Resolution granting such variance be prepared.
Pursuant to notice given, a public hearing was held on the
proposal to grant a zone variance to allow certain land lying be-
tween Huntington Place and Duarte Road to be used for general
school purposes. Mr. Shepherd, owner of land to the West asked
about the zoning of his property. Mr. Coombs, business manager
for the School, stated it would be necessary for the School to
acquire four parcels to the west of the land presently under con-
sideration. No protests were received. Motion by Mr. Smith, seconded
by Mr. Robertson and carried that a Resolution granting such variance
be prepared.
Final map of Tract No. 15285, located in Santa Anita Highlands,
was considered. Motion by Mr. Weickert, seconded by Mr. Smith and
carried that approval be recommended, subject to a suitable name
for the northsouth street being submitted to the City Council.
Tentative map of Tract No. 15318, located in the Colorado Oaks,
was oonsidered. Motion by Mr. Weickert, seoonded by Mr. Smith and
carried that approval be recommended.
Gommunication from G. L. Robbins requested permission for
John Poth, 1835 S. Second Avenue to construct a second dwelling on
his lot containing 14,906 square feet. The rear part of the lot
had previously been made a part of Tract No. 16872. Motion by
Mr. Smith, seconded by Mr. Robertson and carried that the request
be approved.

Application of C. VanDerStalild to divide lots 23 to 27, inclusive,
Tract No. 7820, and the East one-half of the vacated alley adjacent
on the West, into two lots facing Floral Avenue, to be 55 feet
and 55.9 feet, was considered. Motion by Mr. Smith, seconded by Mr.
Weickert and carried that the application be approved.
James S. Coates, 1035 S. Alta Vista Avenue, requested permission
to divide a 60 foot lot from the west end of his property. The
matter was referred to Mr. Robertson and Mr. Weickert to investigate
and report.

William E. Leer, Jr., general oontractor, requested permission
to'divide four lots from the Lloyd Austin property, located at
145 E. Sycamore A~enue, The matter was referred to Mr. Smith and
Mr. Sorenson to investigate and report.
The matter of amending the Zoning Ordinance as it pertains to
yard requirements, fences, walls, etc., was discussed. Motion by
Mr. Robertson, second by Mr. Smith and carried that Mr. Anderson,
Nicklin, Mansur, Ross and Talley be appointed as a oommittee to
study the matter and make recommendations.
Motion by Mr. Smith, seconded by Mr. Robertson and carried
that the above name committee act as an.interpretting committee
on yard requirements, etc., to advise the Building Department until
changes in the Zoning Ordinance can be adopted.
Motion by Mr. Smith, seconded by Mr. Weickert and carried
that this Commission accept the recommendation of Mr. Mansur and
institute proceedings to rezone property located on Foothill Blvd.
now located in Zone C-2 into Zone C-3.
Mr. Mansur submitted the first draft of a proposed ordinance
regulating signs and billboards. The Secretary was instructed to
have the draft duplicated and supply a copy to each Commissioner.
City Attorney Nicklin presented and read Resolution No. 43
recommending the granting of a zone variance on property located
at 719-220 S. Sunset Blvd., owned by Rogers A. Witt, to permit a
deviation ,from certain rear yard requirements. Motion by Mr.
Robertson, seconded by Mr. Weickert and carried that Resolution
No. 43 be adopted.

City Attorney ,Nicklin presented and read Resolution No. 44 recom-
mending the granting of a zone variance on property located between
Huntington Blace and Duarte Road, owned by the Arcadia City School
District, to permit the construction and operation of apublic school.
Motion by Mr. Smith, seconded by Mr. Weickert and carried that
Resolution No. 44 be adopted.
Motion by Mr. Robertson, seconded by Mr. Smith and carried that
the meeting adjourn.
