NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is
proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design
Review process. The project was originally noticed on October 11, 2021 and has been revised. You have the
opportunity to comment on the project prior to the City making a decision on the revised project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA)
for the construction of one single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR No. 21-13
Project Description: The Applicant has revised the previously proposed project and is now proposing a new 3,169 square foot, two-story, Traditional Ranch-style residence with an attached 443 square foot two-car garage, a 268 square foot attached covered patio, and a 633 square foot basement. The total floor area ratio has been reduced from 42% to 39% (3,486 square feet to 3,232 square feet). A portion of the second floor on the easterly side of the house has been significantly scaled back and the second floor side yard setback has been increased from 15’-0” to 20’-6”. The number of windows on the east elevation have also been reduced from three to one, with it being an obscured window. The half cul-de-sac will not be improved at this time. Instead there will be a private driveway that leads from the street to the property.

Floor Area Ratio Proposed: 3,232 square feet and 39%
