Re: 500 N. Altura Road – Remodel and Addition to Existing Two Story Single Family Home
The meeting was called to order at 7:33 PM

Plan Presentation: Applicant is proposing a remodel and addition to an existing 2,670 square foot (SF)
2- story single family residence. 840 SF will be added to the first floor and 760 SF to the second floor.
The house will be expanded from 4 bedrooms and an office to 5 bedrooms and an office/sixth bedroom.
The roof height will 23 feet and 3 inches. The 404 SF attached two car garage will be expanded to a 972
SF three car garage plus storage. The plan includes landscaping improvements to the front yard. A
solar array will be installed on the existing house, then reconfigured once the house is expanded.
Public Comment: The adjacent property owner was concerned about 1) privacy in his rear yard from
the two master bedroom windows and 2) the number and size of replacement tress due to the removal
of the existing Ash trees along Volante Road. The property owner explained that at least one Ash
would need to be removed due to shading of the solar array. It would be replaced by seven 48 inch box
trees.
Summary of Board Comments:
-The proposed design appears disjointed, particulary the varying rooflines.
- Would prefer board and batten treatment alone instead of stucco and board and batten
combination as proposed. Look at the house at the corner of Monte Vista and Volante and 1124
Paloma as example of modern farmhouse design.
-South elevation needs more articulation, dormers need to match, second story windows need
grids to match first floor windows (all grids to be exterior applied), remove door to the garage
-Concern with treatment of stone ledger
-.Usually does not support the removal of existing mature trees.
-Thorough review of landscaping plan including site visit by Bob Erikkson will be necessary
-Corner lot setback is 20 feet. Current design will require a Minor Modification approved by the
City.
-May want to consider a front door color other than yellow.
-Rack and gable end roof cap tiles are not allowed
Motion by Ernie Boehr to continue so that the applicant can address the comments from the ARB.
