The Subdivision Committee of the Planning Commission met in
special meeting at Carpenter's Cafe with Mr. Smith presiding.
PRESENT: Mr. Berky, Smith, Weickert, ~Vater Supt. Hayes, Mansur,
Ross and Talley.
A general discussion was held on the matter of SUbdiVisions,
including streets, half streets, dead end stre.ets and cul-de-sac
streets.
Mr. Hayes stated that the Water Department needed sufficient
width of parkways to set water meters on public property, but recom-
mended that reasonable widths be mainained. He also objected to
unnecessary dead end streets as it also creates dead ends in the water
distribution system.
Mr. Mansur presented and read a written report recommending
a co~rehensive general plan of streets, adoption of a new subdivision
ordinance which would also include the lot split ordinance, and urged
consideration of having an aerial survey made, suggesting that it
might be of value to other departments. Mr. Mansur also presented a
proposed layout of future streets in the area included on Sheet Maps
numbered 21 and 22.
The Secretary was instructed to write all Department Heads
regarding their opinion of the value of aerial survey maps in the
operation of their partioular department.
The following action was taken:
(1) Motion by Mr. Berky, seconded by Mr. Weickert that no
change be made in the policy of not accepting half
streets.
(2) Motion by Mr. Weickert, seconded by Mr. Berky that this
Committee recommend the preparation and adoption of
a new subdivision ordinanoe to include the prOvisions
of the present lot split ordinance, provided the City
Attorney rules favorably as to its legality.
(3) Recommend that the Commission require a subdivider to
submit approval of all utility companies before approval
of a tinal subdivision map.
The matter of street widths through limited width property
walJl discussed. Mr. Berky and Mr. Weickert favored the narrowing of
required dedication width where it was necessary on short cul-de-sac
streets. Mr. Smith favored the maintenance of 60 foot dedications with
a lesser setback if necessary.
Mr. Mansur was requested to submit a recommendation as to
dedication widths to be required on short and dead end streets.
ID was agreed that this Committee would meet with the City
Council to discuss the matter of a comprehensive street plan when
more facts are obtained.
The meeting adjourned at 7:00 o'clook and proceeded to the
City Hall for the regular Planning Commission meeting.
