Pursuant to notice given. a second publlc hearing WIIS held on the application of
various property owners to change the zoning on .Fa1l"liew Avenue from Balchdn Avenue to
fIolly Avenue. from Zones R-l and R-2 to Zone R-3. Mads Madsen.S37 Fail"liew Avenue.
John Nurfett.. 419 Fail"liea Avenue. Floyd Hil'l, 618 Fairv1ea Avenue and Sam Camarata.
1031 Holly Avenue. favored the change. stating that the property should be put to a
more profitable use. A. ~I. Baker. 460 Fairviell' Avenus, spoke in opposition to the
change, pointing out the undesirable uses that might occur if the property'l:lel"e
developed to the maximum allowed by Zone R-3. He stated he would not oppose a change
to Zone R-2. and thought that would allmf sufficient density for tat street. The
Chairman stated that the Commission was trying to lead to the best plans 1'01' the future
of tba Ci tYI that Arcadia was on the periphery of one of the largest cities in tha
country, and that tbl pressure .1'01' changes would be great. but that the beet future
for t.ha City, as a whole. sllould be kept in mind. The Chairman declared the hear.l.ng
closed and :referred the matter to the Planning Consultant for a report and stated that
a deoision would be made at a future meeting.
Request 01' ,"'alter l'lUller for a permit to erect a sign at too new restaurant at
181 Colorado Place within the setback area was reporteci upon by Mr. Knopp for himself
end Jo.r. Robertson. It was their opinion that none of the signs were in keeping with
the residential character of the City, and tlla t control of the location should be
maintained. t.lo.tion by l-!r. Knopp, secondadby Mr. Sorenson. and carried, that the re-
quest be recommended for denial.
Request of Leonard J. Stark, 1925 So. Santa Anita Avenuejfor pemission to di.vids
the west 75 teet of Lot 21, Tract No. l3414. located at the southwest comer at Santa
Anita Avenus and 1"'1star:1.a Avenue, was considered. ~Ir. Sorenson stated that in his
op:l.p1on, the development ot this lot would be an improvemant in the neighborhood. Motion
by ;.11'. Sorenson. seconded by ~Ir. Barley, end carried. that thllrequest be recormnendsd for
approval.
Request of. L. M. Duntley. 975 Singing Wood Drive, to divide property was referred
to 111'. Berky and 111'. Knopp to investigate and ~rt back.
Tentati'lTe map of Tract No. 19769, loca.ted on the south side ot Lemon AvenUe east
of Santa Anita Avenue. was considered. Reports from the City Engineer. Water Super-
intendent and Planning Consultant were read. 11rs. Arllne Saylin Fry stated that the
location of the stable shown on the map was 1ncorrect, that it ocoupied a part of Lot 2.
~lr. Balser stated that it was not en ideal subdivision, but that he wuld not oppose
the 50 toot street on account of it serving only three lots. !{otion by:>lr. Balser,
seconded by Mr. Berky. and carried. that the tract be recommended for approval. sub-
ject to the following conditions:
1. That satisfactory pe:rm1ssion be obtained from the School Board to drain
the storm waters into the private street along the north aide 01' school
grounds and into First Avenue.

Drive and Lee Avenue, mw considered. Reports from the City Engineer, ',>later
Superintendent and Planning Consultant were read. 111". Balser stated that the lots
did not cClillply w.l. th the minimum width, but.i t appears to be a satisfactory plan for
the development of '!;h1s inside property. Motion by Nr. Balser, seconded by t1r. Knopp,
and oarried, that the tract be recommended for approval.
Tentati're map of Tract No. 19653, located north of Camino Real and east of
Tenth Avenue, was oonsidered. Reports of ths City Engineer, Water Superintendent
and Planning Consultant ~lar~ read. Mr. Balser stated Lot 10 was not desirable. Mr.
;.lansur suggested that a plot plan be required. for Lot 10 to sho<r the possible
development. The \'later Superintendent called attent;.on to tbe fact that the tract
could not be served mth City water until Camino Real is opened or an easment given.

Communication from \~ayne G. Sayre, 861 La Cadena Avenue, requested permission to
add a den on the rear of an eXisting dwelling with a :mar yard of 10 feet betMeen the
proposed addition and an existing garage. Motion by Mr. Balser, seconded by Mr. Derky,
and carried, that the request be recommended for approval.

on the matter, stating that the rear dwelling would be within 10 fee't of the 0011001

The City EIlgineer submitted. plans showing proposOO street lighting maintenance
districts for various suhd1vl11iono approved. in t,he past f,}w J1lOnt,hB. He '~al1er.l
attention to the fact that on accolU1t of the irregular rear lot lines in SOlnS of the
tracts, it would be necessary to construct power lines in the streets, and L'l this
case, street lights would be installed on the wood power poles. The information was
offered for cOlll1llent on~, and no action was taken.
The matter of reco.l)!lI19nding zoning in \~est Arcadia Annexations No.4, S. 6, 7,
8,,9 and adjacent territory-was discussed and stud:l.ed. t-lntion. by Mr. Rerky. seconded
by Hr. Anderson, and carried, that the Ci t:t Attorney be instructed to prepare a
resolution t.o recommend zoning as set out on a l!lBP prepared by the City Engi.naer.
The Chairman asked that the City Attomayprepare a 1'eso1.ution recommending the
mnendment of tha Zoning Ordinance as it appli9s to more than one house on a lot in
Zone R-1, for adoption at thl next meetingo

The City Engineer stated that he was gathering data on the Dllltter of required
parking spaces.
Resolution No. 126. recommending the granting of the application. of Joe E.
Earll, and others, for a zone var:l.ance to allow the construction of an automobile
service station and multipledl1lellings on the east side of Second Avenue. between
Duarte /load and Alice Street. was read by the City Attorney and studied and dis-
cussed. Motion by .'Ir. Balser. seconded by f11r. Sorenson, and carried, that
llesolution No. 126 be adopted.
