The Project includes the following: A. A Categorical Exemption from CEQA Pursuant to Section 15303(a) and 15305 of the CEQA Guidelines pertaining to new construction of a single-family house and a minor alteration to the land use limitations; and B. Single Family Architectural Design Review No. SFADR 21 -17 and Planning Commission Administrative Modification No. PC AM 21 -05 Project Description: The Applicant is requesting approval to construct a new 3,400 square foot, two-story home with an attached 441 square foot two -car garage and a 48 square foot front porch. The proposed project also includes a modification for a front yard setback of 25’-5” in lieu of the required front yard setback of 44’-11”.
