Re: 500 N. Altura Road – Remodel and Addition to Existing Two Story Single Family Home
The meeting was called to order at 6:34 PM

Applicant/ Owners: Danny and Helen Li
Architect: Ronald Ballesteros
Plan Presentation: The Applicant described the plan revisions based on previous comments from ARB
members from the first meeting. This included articulation to the west and south elevation and reducing
the addition on the second floor and increasing the addition on the first floor.
Public Comment: “We have no objections to this project which looks like a great addition to our lower
Rancho community.”
Summary of Board Comments:
-Verify square footage of project including FAR and lot coverage calculations. Make sure calculations
consistently include covered patios.
-The first floor may not include a closet. If closet is to remain, room needs to be labeled as bedroom.
-Metal seam roofs are not permitted
-The proposed color palette of black and white is too severe. Consider using colors closer to
what is on the rendering (off-white and bronze for the trim).
- There are too many exterior lights. Also consider using low wattage bulb, frosted glass and
limit spillover light.
-Use natural stone in earthy colors. Must include ledger stone.
-The roof color must be consistent and compatible with the house colors. This may require that
the entire roof will need to be replaced. If old and new tiles are to be mixed, a large sample area
must be provided so the color and mixing can be approved (Timing???) Rack caps are not
allowed on rack and gable ends.
-The removal of existing mature trees is usually not supported. However, the homeowner has
agreed that removed trees will be replaced two to one with 60” box trees. The location and
species to be determined in consultation with Bob Eriksson.
-Bob Eriksson to meet with landscape designer to review plan including a site visit.
-Current design will require a Minor Modification approved by the City.
-Provide construction detail for attic vent, chimney cap, gutter and downspout.
-Verify that chimney can be safely raised including use of a cold joint. If necessary, add details
and measures to safely raise the chimney.
-Verify that second story setback on the north side meets the required setback.
Motion by Rick Fricke to continue for applicant to address ARB comments and Chair approval.
Second: Mindy Huang. Motion passed unanimous.
