NOTICE OF PENDING DECISION IS HEREBY GIVEN that a tenant of the
subject property is requesting a Minor Use Permit to operate a fencing
tutoring center and a Major Administrative Modification for a reduction in
parking. You have the opportunity to comment on the project prior to the
City making a decision on the project described below:
A. Categorical Exemption per Section 15301 from the California
Environmental Quality Act (CEQA) for the use of an existing
facility, such as the existing tenant space in an existing
commercial building; and
B. Minor Use Permit No. MUP 21-14 and Major Administrative
Modification No. Major AM 22-03
Project Description: A Minor Use Permit to allow the operation of a fencing lessons
studio (dba. West Coast Fencing Academy) and a Major Administrative Modification to
allow 13 parking spaces, whereas a total of 19 parking spaces are required, located at 52
E. Live Oak Avenue. The proposed business hours are from 4:00 PM to 9:00 PM Monday
through Friday, and 8:00 AM to 5:00 PM Saturday. The studio will hold group classes and
one-on-one private lessons. The maximum number of people on site at any time will be 13.
Comment Period: May 19, 2022 to June 2, 2022 at 5:30 PM
