HEIGHT
DISTRICTING
STUDY
The only item before the Commission was the proposed height districting
plans for the City of Arcadia. A public hearing on this matter was held by
the Commission on August 13, 1963.
In general the Planning Department informed the Commission that the exist-
ing commercial and industrial zoning districts of Arcadia permits four story
buildings. In some cases these districts are located in areas where a four
story building would be completely out of character with the heights of other
buildings.
On the other hand, there are areas in Arcadia where tall buildings are
appropriate and proper and completely in character with, other buildings in
the area. -
The Planning Department had suggested that the Central Area and West
Arcadia Commercial Centers were areas where tall buildings should be per-
mitted. The buildings in the other commercial and indu"strial areas should
be restricted to two stories.
The Commission agreed with these ba~,i.G ideas and instructed the City Attorney
to prepare a resolution for consideration by the Commission. This resolution
is to recommend to the City Council the amendment of the zoning ordinance
to limit the height of buildings to two stories or 35 feet, except in areas
where tailer buildings will be permitted, subject to str.ld regulations.
The areas in which buildings over two stories will be permitted has yet to be
determined by the Commission. Prior to this detemination the Commission
will hold public hearings to hear evidence far and against the proposed
locations.
Therefore the'Commission at this meeting has taken one step and that is to
have before them in the near future a resolution which would recommend to
the City Council the creation of a mechanism'by'which the'City of-Arcadia
would be divided into height districts. As previously stated the location of
these districts would be determined only after required public hearings.
