NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject
property is proposing to build a new two-story single family dwelling that is subject to the City’s Sin-
gle Family Architectural Design Review process. You have the opportunity to comment on the pro-
ject prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality
Act (CEQA) for the construction of one single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR No. 20-15
Project Description: The Applicant is proposing a new 4,511 square foot, two -story, Tuscan-
style residence with an attached 516 square foot two-car garage, a 245 square foot attached cov-
ered patio, and an 83 square foot front porch.
Lot Size: 10,920 square feet
Existing Building Size (excluding the garage): 1,296 square feet
New Building Size (excluding the garage): 4,511 square feet
Floor Area Ratio Proposed: 4,604 square feet and 42%
Floor Area Ratio Allowed: 4,868 square feet and 45%
Comment Period: Tuesday, May 31, 2022 to Tuesday, June 14, 2022 by 5:30 PM
