A. A Categorical Exemption from CEQA Pursuant to Section 15303 - For
New Construction; and
B. Multiple Family Architectural Design Review No. MFADR 21-01 and Planning Commission Administrative Modification No. PC AM 21-03
Project Description: A proposal for a new second residential unit; maintain the existing residence, and a modification to reduce the minimum density from three multi-family residential units to two units. The Applicant is also requesting modifications to the new residential unit: An interior side yard setback of 5 feet whereas 10 feet is required, a street side yard setback of 10 feet whereas 25 feet is required, and the elimination of the one required guest parking space.
