RESOLUTION NO. 12
A RESOLUTION OF THE CITY fLANlIING CC]~1ISSION
OF THE CITY OF ARCADIA, RECOMMENDING THE DENIAL
OF A fETITION FOR A VARIANCE ~'ECTING CERTAIN
REAL fROPERTY LOCATED ALONG THE EAST SIDE OF
THIRD AVENUE, HI SAID CITY.
THE CITY PLANNING C01,'ThUSSION OF THE CITY OF ARCADIA
DOES HEREBY RESOLVE AS FOLLOWS:
VililliREAS, on the 14th day of September, 1949, there was
filed with this Commission the petition of Joseph T. Scalzo
and Olive R. Scalzo, requesting a zoning variance on the fol-
lowing described property, in the City of Arcadia, to wit:
Lot 18, Tract 6860, as shown on map recorded in
Book 78, Page 75 of Maps, Office of the County Re-

corder of Los Angeles County,
to permit the maintenance and operation of an automobile up-
holstering and seat cover shop, and
YITmREAS, said property is now located in a residential
zone, to wit R-3 zone, and
YmEREAS, after notice as required by the provisions of
Ordinance No. 760, a public hearing on the matter was held
before this Co~nission on the 6th day of October, 1949, and
all interested parties were given a full opportunity to be
heard, and
VnTh~EAS, in the opinion of this Commission the mainten-

ence of the contemplated business uses set forth in said peti-
tion in a residential zone would be detrimental to the public
welfare and injurious to the surrounding property, and would
adversely affect the comprehensive general plan of the City,
NOW, THEREFORE, BE IT RESOLVED that this Commission
reco~nends to the City Council of the City of Arcadia that
the aforesaid petition be disapproved and denied for the fol-

4. The majority of this Commission are of the opinion
that the existing depth of lots facing Sixth and Eighth Avenues,
that is, 440 feet, imposes a financial hardship and obligation
without adequate return to the majority of the owners of such lots.
5. In the opinion of a majority of this Commission it
Was the intention, when this portion of the City was subdivided,
that at some future date the odd-numbered avenues would be cut
through to provide convenient accessibility and the location in
question is a logical place for such improvement.
BE IT FURTEERRESOLVED that this Commission recommends
that any new lots which front on Seventh Avenue, as opened, between
Duarte Road and Cwnino Real, and which will have a frontage less
than the present minimum required of 75 feet, be approved for
lmprovement provided such lots contain the required minimum area
of 7,500 square feet.
The Secretary shall certify to the adoption of this Reso-
lution and shall forward a copy to the City Council of the City
of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
by the City Planning Commission on November 3rd, 1949, by the fol-
lowing votes:
