A RESOLUTION OF THE CITY PLAHNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMEND- ING THE GRANTING OF A VARIANCE TO AFFECT CER- TAIN REAL PROPERTY LOCATED AT 310 EAST HUNT- INGTON DRIVE, IN SAID CITY OF ARCADIA. THE CITY J>LANNING COMMISSION OF THE CITY OF ARCADIA DOES HEREBY RESOLVE AS FOLLOWS: WHEREAS, on the 12th day of January, 1950, there was filed with this Commission the petition of Manuel Maler and Lee Maler, requesting a zoning variance on the following described property in the City of Arcadia, to wit: The westerly 52 feet of lot 3, Tract 5205, as shown on map recorded in Book 54, page 61 of Maps, Recorda of Los Angeles County, excepting therefrom the northerly 130 feet thereof; and located at 310 East Huntington Drive, to permit the foregoing property to be used for the purpose of con- ducting a plumbing, heating and sheet metal business; and WHEREAS, said property is now located in an R-3 zone or multiple family dwellings zone; and WHEREAS, this Commission finds that the aforementioned property is a part of and adjoins the property of the petitioner upon Huntington Drive which is now zoned for commercial use; that the property affected hereby abuts upon a railroad at the rear thereof and that the aforesaid property is well suited for the purpose for which this variance is requested; NO~, THEREFORE, BE IT RESOLVED that this Commission recommends to the City Council of the City of Arcadia that the aforesaid petition be approved and granted, subject to the follow- ing conditions: 1. The Seoretary shall oertify to the adoption of this Resolution and shall forward a oopy to the City Council of the City of Aroadia. I HEREBY CERTIFY that the foregoing Resolution was adopted by the City Planning Commission at a regular meeting held on the 2nd day of March, 1950, by the following votes: AYES: Mr. Anderson, Knutson, Robertson, Smith and \7eickert. ATTEST: f}}y ~ Secretary. .. ~ . . . was adopted and became effective on June 3, 1949, after a series of public hearings and which plan was unanimously approved by the Planning Commission and the City Council; that at the time of said public hearings due consideration was given by this Commission to the extension of commercial zoning in an easterly direction upon and along Duarte Road, from Baldwin Avenue; 2. In the opinion of this Commission there have been no changes in circumstances relating to petitioner1s property since this matter was reviewed during the aforesaid pUblic hearings which warrant or jus tify the rezoning of s aid property a t this time. 3. Under the provisions of said Ordinance land use should be rezoned only in the event that such rezoning is required by pub- lic necess i ty and convenience and the general welfare. In the opin- ion of this Commission public necessity and convenience and the general welfare do not require or indicate the desirability of the rezoning requested by petitioner. BE IT FURTHER RESOLVED HEREBY that this Commission recommend to the City Council that the variance previously granted under and by virtue of the provisions of Ordinance No. 704, of the City of Arca- dia, adopted May 4, 1948, affecting said property, be extended so that such variance shall be amended in accordance with the request and consent of petitioner and is hereby approved as follows: 1.
