A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMENDING THE REZONING OF CER- TAIN REAL PROPERTY LOCATED ON FAIRVIEW AVENUE IN SAID CITY FROM ZONE R-l TO ZONE R-3. THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA DOES RESOLVE AS FOLLOWS: WHEREAS, on the 28th day of March, 1950, there was filed with this Commission the petition of Pauline Wind and others, requesting the rezoning of certain real property in the City of Arcadia, to wit, the property on each side of Fairview Avenue, from Sunset Boulevard to the West Boundary of said City, from Zone R-l (Second One-Family Zone) to ZObe R-3 (Multiple-Family Zone); and ;~, after due notice as required by the provisions of Or din- ~ ance No. 760 of the City of Arcadia, a public hearing was duly held on the matter before this Commission on May 4th and May 18th, 1950, and all interested parties were given a full opportunity to be heard; and WHEREAS, in the opinion of this Commission, the proposed rezoning of the aforesaid property would not be detrimental to the public welfare, nor injurious to surrounding property and would not adversely affect the comprehensive general plan of this City; NOW, TEEREFORE, BE IT RESOLVED that this Commission recommend to the City Council of the City of Arcadi~ that the aforesaid petition be approved and granted, and further that the aforesaid rezoning shall apply to and affect certain other parcels of property within the area hereinabove described, to wit: all of Lots 44 to 53, inclusive, of 4It Tract No. 2731, as shown on map recorded in Book 33, page 29 of Maps, records in the Office of the Recorder of Los Angeles County, for the following reasons: 1. That the granting of this variance for the period hereinafter recommended will not be inconsistent with good planning practice or the provisions of the Master Zoning Plan, or with the present development of the neighborhood in which said property is looated, nor will the granting of the variance recommended adversely affeot the Oomprehensive General Plan. V. That such variance is necessary for the preservation and enjoyment of substantial property rights of the applicant because such property, by peason of its shape and location, is not suited for many uses for whicb it is presently zoned. VI. That the granting of the variance as hereinafter recommended will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicini ty and zone in wblch the property is located. VII. That for the above reasons tbls Commission recommend to the City Oouncil that the requested variance be approved and granted upon the following oonditions: (A) That unless otherwise properly extended, tbe variance will automatically cease upon the expiration of three years fram and after the date of its approval by the City Council. (B) That the automobile laundry work shall be performed by hand only. No mechanical equipment or blowers shall be used for the washing or drying of automobiles on the premises affected. (C) That said automobile laundry shall be operated only between the hours of B A.M. and 7 P.M. The Secretary shall certify to the adoption of tbls Resolution, and shall forward a copy to the Ci ty Council of the Oi ty of Arcadia. I HEREBY CERTIFY that the foregoing Resolution was adopted by the City Planning Oommission at a regular meeting held on the 6th day of July, 1950, by the following votes: AYES: Mr. Anderson, Berky, Knutsen, Robertson, Sorenson, Weikert.
