RECOMMENDING THE GRANTING OF A ZONE VARIANCE AFFECTING CERTAIN REAL PROPmTY LOCATED IN SAID CITY TO PERMIT SAID PROPERTY TO BE USED FOR CERTAIN C-2 AND LIGHT MANUFACTURING usm. THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA. CALIFORNIA DOES HEllE- BY RESOLVE AS F01IJJliS: WHEREAS, on the 17th d~ of November. 1950. there was filed with this Corm:dssion the petition of Carl D. Thomas and Ruth B. Thomas as owners. and Collins Radio Company as optionee, request:ing a zone varianoe on the follow:ing described property :in the Cl.ty of Arcadia. to wit, That portion of Lot 6 of Tract No. 948. in the City of Arcadia, County of Los Angeles. State of California. as per map recorded in Book 17 page 21 of Maps :in the office of the county recorder of said county described as follows, Beginning at the :intersection of the east l:ine of said lot with the north line o;f Colorado Boulevard nformerly Orange Ave.n as described in the deed recorded :in book 11397 page 220 official records of the said county. thence west 1056.93 ft. to the north- easterly line of Atchison Topeka and Santa Fe Railroad right of w~ in the southwest l:ine of said lot. thence along said l:ine south 51 34,on east 725.43 ;feet to the northerly line of Colorado Boule- vard as described in deed recorded in Book 11397 page 220 of said Official records. thence easterly along the north line of said boulevard 488.68 feet more or less to the po:int of beginning. to permit the use of said property for all purposes for which property zoned as "C-2n is now or mJr:y hereafter be permitted to be used. including light manufacturing em- ploying the use of such industrial machinery and equipment a:J ~ pertain to or be useful :in light manufacturing; to p~rmit the use of said ?rez:W;ee a~ :l sit.e fur ~he conduct of the bus:iness (or any phases thereof) of designing. developing. and manu- facturing electrical, electron~c, and mechanical apparatus. equipment, devices. and instruments useful in, relating to. or an aid in cOllllllUnication and navigation fields as well ae for scientific e.xper:iJnentation and research. and WHEREAS, after notice required by Ordinance No. 760 of said City. a public hearing on the matter was held by and before this Commission on the 7th d~ of December. 1950. and all interested parties were given a full opportunity to be heard thereat, and WHEREAS. the matter was further considered by this Commission at its regular meeting held December 21. 1950, at which t:lme all :interested parties were given the further opportunity to be heard therea.t, ~~ (J 1.lC> -1- . ~ . . . to rlt, Ivan K. That the findings end circumstences existing at the time of' the grant- ing of' the present varience by the Ci1;y Council'S said Resolution No. 2002 have not materially' changed and are still substant~ in existence. 3. That the granting of the extension of the variance heretofore grented for the period of tiJne and upon the conditions hereinafter recnmmAl'\ded wUl not be inconsistent with good planning practice or the provisions of the Master Zoning Plen and with the present development of the neighborhood in which the property is located nor affect the comprehensive General Plan but on the contrary the granting of the extension of the variance upon the oonditions hereinafter reco,""",nded wUl be bene- . fioW to the adjacent property. 4. That the granting of the extension of' the variance requested is necessary for the preservation and enjoyment of substantial proper1;y rights of the applicant. 5. That the granting of the extension of the variance upon the conditions hersinafter recn""""nried, will not be mater1aJ.ly detrimental to the public wel.f'are or . injuriOUS to the property and irDprovements in such vicinity and zone in which the property' is located. but on the contrary will be beneficial to the public wsli'are. 6. That for the above reasons this Comm:l.ssion recommends to the City' Council of the City' of Arcadia that the variance heretofore grented under and by its said Resolution Ho. 2002 be extended for an additional period of tBo (2) years upon all the other terms and conditions coJllllined in the granting of such variance and upon the .further conditions I (a) That all the property' involved. other than those portions thereof' presentl,y improve with buildings. be paved within nine1;y (90) dqs after the granting of the extension of the variance. (b) That a reasonable ef'fort be made by the applicant to 1Irinimi,.e or eliminate all detrimental noises and lights that might otherwise be objectionable.
